Busan Dongnae 'Onette Medical Center' with Medical Premium for Sale

'Onette Medical Center,' located in an ultra-prime area near Busan Subway Lines 1 and 4 with abundant demand, is currently available for sale.


Onette Medical Center is a medical commercial building being developed in Oncheon-dong, Dongnae-gu, Busan, spanning from two basement floors to ten above-ground floors. It is a one-stop medical specialized building comprising medical facilities such as hospitals, clinics, pharmacies, nursing homes, and clinic centers, along with various convenience facilities including coffee shops, restaurants, and convenience stores.


The floors from 4 to 10 above ground, which consist of medical facilities and hospitals, have already been sold or leased. Currently, sales are ongoing for the first floor, designated as type 1 neighborhood living facilities (retail stores, rest food establishments), the second floor, designated as type 2 neighborhood living facilities (clinics, general restaurants), and some units on the third floor designated for medical facilities.


One of the advantages of Onette Medical Center is its abundant hinterland demand. It is located in an ultra-prime area near Dongnae Station, a transfer station between Busan Subway Lines 1 and 4, which sees an average daily ridership of approximately 44,000 people, allowing it to attract a large flow of people.


Additionally, along with the medical facilities within the commercial building, the surrounding area boasts a rich medical infrastructure, making it easy to secure large-scale demand. Directly opposite the site is the Korea Association of Health Promotion, an accredited health screening center certified as a Health Promoting Hospital (HPH) by the World Health Organization (WHO). The vicinity also includes comprehensive hospitals such as Gwanghye Hospital and Daedong Hospital, along with approximately 270 medical facilities.


Therefore, the area is known as a specialized medical district that consistently attracts demand from Busan as well as nearby cities like Gimhae and Yangsan, which is expected to further increase demand inflow.


Residential demand is also abundant. Nearby, large apartment complexes such as Dongnae Raemian I-Park, Lucky Dongnae Apartments, and Myeongnyun Xi, along with villas and other residential areas, facilitate easy inflow of resident demand. Furthermore, Oncheon-dong and Myeongnyun-dong, where the site is located, are currently undergoing new apartment move-ins and redevelopment projects in various locations, which is expected to further expand demand.


Meanwhile, Onette Medical Center attracts attention for its affordable sale prices and financial benefits compared to surrounding medical commercial properties, reducing the price burden. The building is scheduled for completion in June, allowing for immediate operation after contract signing and prompt generation of rental income, which has led to significant interest.


A sales representative stated, "Onette Medical Center is receiving high interest due to its rare medium to large-sized units supplied in the area. The design optimized for customer inflow, including ample parking spaces and high exclusive-use ratios, has increased convenience, resulting in rapid sales of units on floors 1 to 3."
