Daegu Buk-gu real estate, which is gaining attention for its future value highlighted by various development benefits in the recent pre-sale market, is drawing interest.
The most eye-catching aspect is the variety of transportation benefits. First, in June last year, the inclusion of the ‘Dalbit Inland Railway’ connecting Gwangju and Daegu was confirmed in the 4th National Railroad Network Construction Plan. The Dalbit Inland Railway is a single-track electric railway project connecting Gwangju Songjeong and West Daegu over a 199 km section, passing through six metropolitan cities and ten local governments including Gwangju, Jeonnam (Damyang), Jeonbuk (Sunchang, Namwon, Jangsu), Gyeongnam (Hamyang, Geochang, Hapcheon), Gyeongbuk (Goryeong), and Daegu. Once this line is completed around 2030, it is expected to take only one hour to travel from Daegu to Gwangju.
Additionally, the ‘Daegu Metropolitan Area Wide-Area Electric Railway’ heading from Gumi through Daegu to Gyeongsan is scheduled to open in 2024, and the ‘Urban Railway EXCO Line,’ spanning 12.3 km from Daegu Suseong-gu Citizen Sports Complex Station to Dongdaegu Station, Kyungpook National University, EXCO, and Isiapolis, passed the preliminary feasibility study last year.
Daegu Buk-gu is also actively engaged in its own regional development projects. First, the ‘La Start Chilseong Byeolbyeol Imagination Travel’ project in Chilseong-dong, Buk-gu, has been underway from 2016 until last year, based on the vision of creating a novel and uniquely enjoyable urban street, and currently rest areas and walking paths are being developed. Various projects such as the creation of Chilseong Theme Street, improvement of alleyway images, and complexification of the station park are being promoted, and environmental maintenance along the railway, which was an obstacle to local environmental improvement, will revitalize the Chilseong-dong area.
Moreover, the Buk-gu Chilseongjonghap Market area in Chilseong-dong 1-ga is undergoing an active commercial renaissance project to restore the commercial district and regain its former reputation as one of Daegu’s representative markets, aiming to develop it into a landmark representing the region. Through design development symbolizing Chilseongjonghap Market, creation of specialized zones, and modernization of aging facilities, the declining old downtown commercial district will be revitalized, while securing the market’s identity to enhance brand power.
As multiple development plans in Daegu Buk-gu become visible, the pre-sale market is also gaining momentum. The ‘Buk-gu Office Station Prugio Edufore’ officetel supplied in the Nowon-dong area of Buk-gu in June last year recorded an average competition rate of 38 to 1 and all units were fully contracted. In September last year, the ‘Daegu Station Xi The Star’ officetel also attracted 55,982 applications for 81 units, showing an average competition rate of 691.1 to 1.
An industry insider said, “With Daegu’s downtown redevelopment centered on Buk-gu and various development benefits added, it is emerging as one of the popular residential areas,” adding, “As development projects proceed sequentially, the status of Daegu Buk-gu is expected to rise even higher than now.”
Amid steady developments in Daegu Buk-gu, the premium long-term general private rental apartment ‘Hoban Summit Hive Park’ is currently being supplied in the Daegu Chimsan living area.
