One of the popular expressions used recently in the real estate market to describe a prime location is ‘Gangnam of OO.’ It refers to an area within a city that leads the real estate market due to its prestigious school district or excellent residential convenience.


In particular, the place that best fits the expression ‘Gangnam of OO’ in the local real estate market is Suseong-gu in Daegu. Known as the ‘Gangnam of Daegu,’ Suseong-gu boasts the best prestigious school districts in Daegu and is home to concentrated academic facilities such as the Beomeo-dong academy district, making it the most popular residential town in Daegu.


In fact, Suseong-gu boasts excellent competitiveness in terms of price. According to Real Estate 114, as of March 2022, the average upper limit sale price per 3.3㎡ in Suseong-gu was 19.9 million KRW, the highest in Daegu, surpassing Jung-gu (16.42 million KRW) and Seo-gu (14.14 million KRW). Especially, the average upper limit sale price per 3.3㎡ for new apartments within 5 years of occupancy in Suseong-gu was 40.2 million KRW, more than twice as high as Jung-gu (20.56 million KRW) and Dalseo-gu (16.72 million KRW).


While Suseong-gu maintains a high price range, the area with the highest residential preference within Suseong-gu is ‘Beom4man3 (Beomeo 4-dong and Manchon 3-dong),’ which is attracting attention. ‘Beom4man3’ is a residential town densely packed with excellent school districts in Suseong-gu and has traditionally been popular.


In fact, the ‘Beom4man3’ area leads the real estate market with a high rate of admission to prestigious universities. According to Veritas Alpha, in 2021, four schools in Suseong-gu were ranked among the top nationwide for the number of students admitted to medical, dental, oriental medicine, and veterinary schools: Kyungshin High School with 106 students (3rd place), Daeryun High School with 60 students (10th place), Junghwa Girls’ High School with 47 students (14th place), and Daegu Girls’ High School with 28 students (24th place). Additionally, in 2022, the number of general high school registrants admitted to Seoul National University included Daeryun High School with 10 students (22nd place), Kyungshin High School with 8 students (27th place), and Junghwa Girls’ High School with 8 students (27th place), confirming ‘Beom4man3’ as a top-tier academic district.


A real estate expert said, “Areas called ‘Gangnam of OO’ in the real estate market are traditionally popular because they have excellent academic facilities and high residential convenience. In Daegu’s Suseong-gu, ‘Beom4man3,’ which has prestigious school districts, is the most preferred area.”


As ‘Beom4man3’ gains popularity as a representative residential town in Suseong-gu, known as the Gangnam of Daegu, attention is focused this month on the upcoming new apartment ‘Manchon Jaileune’ in ‘Beom4man3.’


‘Manchon Jaileune’ is attracting interest as an apartment enjoying the top-tier academic district of ‘Beom4man3.’ Nearby is the prestigious academy district of Beomeo 3-dong, and Daechung Elementary School, Soseon Girls’ Middle School, and Hyehwa Girls’ High School are close enough for walking commutes. Within a 1.5 km radius, there are 11 prestigious elementary, middle, and high schools including Kyungshin High School, Daeryun High School, Gyeongbuk High School, and Junghwa Girls’ High School, making it an apartment with an excellent school district.


It also has abundant living infrastructure. Near the complex are Duribong walking trails and Beomeo Park, providing a pleasant residential environment. The area around the complex includes E-Mart Manchon Branch, Homeplus Suseong Branch, various government offices, and cultural facilities, ensuring excellent living conditions.


Transportation conditions are also good. Daegu Subway Line 2’s Damti Station is within walking distance, and the area is connected to various metropolitan transportation networks including Dalgubeol-daero and KTX/SRT Dongdaegu Station.
