- Brand Apartments in Local Small and Medium Cities Have 3 Times Higher Subscription Competition Rates Compared to Non-Brand Apartments

As branded apartments have established themselves as a guarantee of success in the sales market, it has been noted that the preference for branded apartments is more pronounced in provincial areas. This is analyzed to be because branded apartments in provincial areas have higher scarcity value compared to those in the metropolitan area.
According to the Korea Real Estate Board's Subscription Home, last year, branded apartments by the top 10 construction companies in provincial small and medium-sized cities (excluding the metropolitan area and provincial metropolitan cities) totaled 40 complexes, with an average first-priority subscription competition rate of 30.10 to 1. Considering that apartments excluding these complexes (136 complexes) had a first-priority competition rate of 9.48 to 1, this is more than three times higher.
Moreover, in provincial small and medium-sized cities, branded apartments are continuously breaking the highest subscription competition rates in their regions. For example, 'Gyeryong Xi,' which was sold in Gyeryong-si, Chungnam in March last year, closed its first priority subscription with the highest competition rate ever recorded in Gyeryong-si at 27.7 to 1. Also, in September of the same year, 'The Sharp Jinju Pierrete,' supplied in Jinju, Gyeongnam, received a whopping 36,180 applications in the first priority subscription, marking the highest number ever in Jinju-si, and closed with an average of 77.14 to 1.
An industry insider explained, “Branded apartments continue to receive strong responses in the sales market because they offer convenient living through specialized designs unique to each construction company and large-scale community facilities. In this context, the preference for branded apartments is more pronounced in provincial small and medium-sized cities, where the number of branded apartments is relatively small, allowing residents to enjoy product qualities they have not experienced before in the area.”
Meanwhile, as branded construction companies steadily continue their provincial strategies amid this soaring trend, attention is drawn to Gyeongju-si, where Hyundai Construction announced it will supply the region’s first Hillstate branded apartment next month.
Hyundai Construction plans to sell 'Hillstate Hwangseong' in the Hwangseong-dong area of Gyeongju-si in May. The complex will consist of 6 buildings, 608 households, ranging from 2 basement floors to 27 above-ground floors, all units featuring a single exclusive area of 84㎡, which is highly preferred by buyers.
The Hwangseong-dong area, where the complex will be built, along with the adjacent Yonggang-dong, is known as a traditional residential area representing Gyeongju-si. It is especially known for its dense infrastructure in transportation, education, culture, shopping, and administration, making it highly preferred by local residents and leading the market prices within Gyeongju-si.
Hillstate Hwangseong is expected to offer convenient living by allowing residents to enjoy all the excellent infrastructure of Hwangseong-dong nearby.
First, via the adjacent National Route 7, quick access is possible not only to downtown Gyeongju but also to Pohang and Ulsan. Nearby are KTX Singyeongju Station, Donghae Line Seogyeongju Station, express bus terminal, intercity bus terminal, and Gyeongbu Expressway Gyeongju IC, providing excellent metropolitan transportation networks.
Within a 1 km radius, there are Yurim Elementary School, Gyelim Middle School, and Gyelim High School.
