The demand for scenic views in the real estate market is also strongly influencing income-generating properties. This trend is particularly noticeable in residential lodging facilities, where the presence of a view has recently become a key factor in rental income.
In fact, subscription competition rates have been high. The residential lodging facility 'Hillstate Songdo Stay Edition,' launched in August 2020, recorded a top subscription competition rate of 107.7 to 1, thanks to the advantage of ocean views. Similarly, 'Belive Paragraph Haeundae,' supplied a month earlier, also achieved a highest subscription competition rate of 266.8 to 1 based on its ocean view.
These two products share the rarity of ocean views. Ocean views come with the advantage of excellent transportation networks due to abundant foot traffic. Based on this, the area establishes itself as a definite tourist destination, and future value is highly evaluated through commercial facility development.
A real estate official stated, “Residential lodging facilities with ocean views often see their value significantly reflected in both sales prices and rental income,” adding, “Also, since no subscription savings account is required and they are subject to the Building Act rather than the Housing Act, they are relatively free from taxes and resale restrictions caused by real estate regulations, attracting considerable attention.”
Meanwhile, ‘Diamer Yangyang,’ which has a permanent East Sea ocean view in Yangyang, Gangwon-do, opened its promotional center on April 15 and is currently selling rooms.
‘Diamer Yangyang’ boasts the best location on Mulchi Beach, famous as a sanctuary for surfers and for its East Sea ocean and sunrise views. All rooms offer permanent views of the East Sea, and the design includes terraces or duplex structures to maximize the ocean view.
Yangyang, Gangwon-do, where ‘Diamer Yangyang’ is located, is popular across all generations due to its abundant natural tourist resources and various marine sports such as surfing, yachting, boat fishing, and skin diving. Additionally, further development of tourism infrastructure is planned, including Yangyang International Airport tourism complex, Namdaecheon Renaissance project, Jigyeong district development, and Naksan Aquarium. According to the Gangwon Statistical Yearbook, the number of tourists visiting Yangyang County in 2021 was approximately 14.37 million, a significant increase compared to about 13.85 million in 2019 before COVID-19, reflecting its growing popularity.
Various transportation networks are also a factor in its popularity. In addition to existing roads, ports, international airports, and intercity bus terminals, the recent opening of the Seoul?Yangyang Expressway allows access from the metropolitan area within 90 minutes, and the opening of the Seoul?Gangneung Gyeonggang Line KTX provides excellent wide-area accessibility. Furthermore, transportation networks are expected to expand with the East-West High-Speed Railway (scheduled for 2027), Donghae Northern Line (scheduled for 2027), and electrification of the Donghae?Pohang railway line (scheduled for the end of 2022).
Nearby major tourist infrastructure includes Mulchi Port and beach within walking distance, as well as Jeongam and Naksan beaches, Seoraksan Mountain, Naksansa Temple, and Naksan Provincial Park in close proximity.
Additionally, as an income-generating lodging facility, it offers the advantage of earning rental income from rooms while also being usable as a second home, allowing owners to enjoy both profit and leisure. Owners can choose between consignment or direct operation methods to enjoy income from short-term or long-term lodging.
The rooms feature eight different types of layouts, including 1-room, 1.5-room, and penthouse types, providing efficient spaces tailored to various preferences.
‘Diamer Yangyang’ is planned to be constructed in Mulchi-ri, Ganghyeon-myeon, Yangyang-gun, Gangwon-do, with 4 basement floors to 13 above-ground floors, a total of 188 units ranging from 23.58㎡ to 43.74㎡ in exclusive area.
