Demanders Seeking Prime Complexes Ahead of Deregulation... 'Pyeongtaek Hwayang Humanville First City' First-Come, First-Served Sale

The Real Estate Task Force (TF) of the Presidential Transition Committee is continuing policy discussions focused on deregulation and supply expansion, causing the real estate market to stir with anticipation.


First, as buying sentiment recovers, the sales market continues its upward trend. While the sales market was still in a correction phase at the beginning of the year, the number of areas with rising apartment prices has significantly expanded since the presidential election. For example, in Seoul, the number of apartment price increase areas was seven immediately after the election, but it rose to 12 in last week's survey, one month after the election.


The pre-sale market is also maintaining an upward momentum. In particular, the Housing Sales Sentiment Index (HSSI), an indicator forecasting the future pre-sale market, has shown a significant increase.


On the 12th, the Korea Research Institute for Human Settlements announced that the nationwide HSSI forecast for April rose by 15.3 points (p) from the previous month to 92.9, while the Seoul metropolitan area HSSI forecast increased by 27.9p to 113.0. The metropolitan area's forecast surpassing the 110 mark for the first time in 10 months since July last year is analyzed as reflecting growing expectations among developers that the business environment for pre-sale projects will improve due to upcoming policy changes.


An industry insider said, "Since the newly launched government's real estate policy fundamentally focuses on revitalizing the market, overall market expectations have grown, and simultaneously, expectations that house prices will rise are increasing. As a result, the previously cautious real estate market is expected to steadily heat up again."


Given this situation, more people in the real estate market are seeking ‘prime complexes’ that combine location, future value, and price competitiveness. Securing complexes with high potential for price increases allows for expected capital gains in the future.


Amid this, Ilsin Geonyeong’s 'Pyeongtaek Hwayang Humanville First City,' launched in the Hwayang district of Pyeongtaek, is attracting attention as a complex that possesses all three qualities: location, future value, and price competitiveness.


In fact, this complex, which is currently conducting first-come, first-served contracts for units uncontracted due to some disqualifications, is bustling with genuine buyers and investors who missed the initial subscription opportunity from day one, creating a spectacle of contracts continuing late into the night amid high daily interest.

It is a large-scale complex with 1,468 units ranging from two basement floors to a maximum of 29 floors above ground, and all units are medium-sized with exclusive areas of 59 to 84 square meters, preferred by buyers.


The complex boasts excellent living conditions with a prime location expected to offer outstanding residential convenience. It is situated in a pilot complex-level central location within the Hwayang district, with elementary, middle, and high school sites planned within walking distance, enabling safe walking commutes. To the west of the complex lies the central commercial district, promising convenient residential life. Additionally, the largest park in the Hwayang district (planned) will be right in front, and the Pyeongtaek City Hall Anjung Branch Office and a general hospital within the district will also be accessible on foot.


Moreover, the complex is expected to benefit from various development projects underway in western Pyeongtaek, enhancing its future value. The complex is close to Pyeongtaek Port, the only international trade port in Gyeonggi Province and a growth engine for Pyeongtaek City. It is also adjacent to the eco-friendly future automobile cluster Poseung BIX district, the hydrogen complex district project in Hyeondeok district, and the Pyeongtaekho tourism complex.


Furthermore, the upcoming opening of the double-track Seohae Line Anjung Station next year will improve transportation convenience. Notably, Anjung Station is included in the '4th National Railroad Network Construction Plan' for the KTX (Korea Train Express) connection project between the Gyeongbu High-Speed Railway and the Seohae Line, enabling travel to Seoul in just 30 minutes without transfers, significantly enhancing accessibility to Seoul.


In addition, the complex is attracting continuous interest due to the absence of a subscription savings account requirement and exceptional financial benefits that reduce price burdens.


In fact, the first-come, first-served contracts for the complex are open to anyone nationwide aged 19 or older, regardless of their place of residence. Financial benefits include a fixed first deposit and 60% interest-free installment payments, minimizing initial financial burdens for contract holders and eliminating additional funding concerns before moving in. Since all installment payments are interest-free, concerns about rising interest rates are also reduced.


A sales official said, "Also, the complex's move-in date is August 2025, exceeding the maximum three-year resale restriction period under the Housing Act, allowing resale before moving in. Additionally, pre-sale rights contracted on a first-come, first-served basis are not counted as housing units, which is another advantage. As a result, demanders eager to secure their preferred units are continuously visiting, and contracts are proceeding rapidly."


The first-come, first-served contracts for Pyeongtaek Hwayang Humanville First City are currently underway at the model house.
