Abundant Development Prospects, Chungbuk Jecheon Emerging as Central Logistics Hub: 'Jangrak-dong Seyoung Richel Edufirst'

Jecheon City in Chungbuk Province is gaining attention as a key area in the real estate market due to continuous development prospects. With large-scale investments such as the establishment of industrial complexes and the entry of logistics centers, the upward trend is expected to continue.


Currently, Jecheon City in Chungbuk hosts the Jecheon 1st and 2nd General Industrial Complexes (Bio Valley), where about 100 companies employ approximately 4,300 people. Additionally, the Jecheon 3rd General Industrial Complex, which is under development, is expected to accommodate around 40 companies with about 5,600 employees. The Jecheon 3rd Industrial Complex has successfully attracted several companies including Coupang, Iljin Global, and Infac, achieving a 92% leasing rate and is nearing full occupancy. Furthermore, plans are underway for the early establishment of the 4th Industrial Complex to stimulate the local economy.


In particular, Coupang has signed an investment agreement for the Jecheon Advanced Logistics Center and plans to begin construction within the year, aiming for completion in 2023. The 'Coupang Jecheon Advanced Logistics Center' will serve as a distribution hub supporting logistics not only in the Chungcheong region but also in the metropolitan area by utilizing state-of-the-art logistics facilities along with proprietary logistics software and artificial intelligence (AI). This is expected to create approximately 500 new jobs.


Recently, with the expansion of industrial complexes and the entry of logistics centers in Jecheon, a special effect is anticipated. When renowned companies settle in, their affiliates and partners also move in, leading to large-scale job creation, population growth, and the development of convenient living facilities. This results in a sharp increase in housing demand, surpassing supply.


An industry insider stated, "The construction of the Coupang Jecheon Advanced Logistics Center will be a turning point for Jecheon's local economy. As various developments and investments by large corporations continue, real demand is expected to strengthen. Consequently, the resident population will keep increasing, and the vitality of Jecheon's real estate market is expected to continue for some time."


Meanwhile, SY E&C Co., Ltd. plans to launch 'Jangrak-dong Seyoung Richelle Edufirst' in Jecheon, Chungbuk, in April. The complex will consist of seven buildings ranging from five basement floors to a maximum of 23 above-ground floors, totaling 564 households. All housing units are designed with a single preferred exclusive area of 84㎡.


'Jangrak-dong Seyoung Richelle Edufirst' is attracting attention as a beneficiary of Jecheon's development prospects. It is a residence close to workplaces such as the Jecheon Industrial Complex, Goam Technovil, and Gangjeo Agricultural and Industrial Complex, accessible by car. Nearby, residents can also use hospitals, marts, and administrative facilities.


The complex boasts excellent regional transportation networks. It is adjacent to the Pyeongtaek-Jecheon Expressway, Jungang Expressway, and Yeongdong Expressway. Jecheon Express Bus Terminal and KTX Jecheon Station, both within a 10-minute drive, provide access to intercity travel. Additionally, the double-track railway line between Jecheon and Wonju on the Jungang Line, opened last year, allows travel from Jecheon Station to Cheongnyangni Station in about 60 minutes. Other planned transportation improvements, such as the confirmed extension of the Jecheon-Yeongwol and Yeongwol-Samcheok expressways, further raise expectations for benefits.


Moreover, the complex is located right in front of Jangrak Elementary School and its affiliated kindergarten, with Jecheon Girls' Middle School within walking distance, offering a safe educational environment. Jangrak 2nd Neighborhood Park, the Miracle Library, and various sports facilities provide a pleasant living environment where residents can enjoy cultural life and leisure activities.


As a complex supplied in Jecheon’s downtown area after a long time, its convenience-enhancing design also draws attention. The preferred exclusive 84㎡ units mainly feature a 4-bay layout that ensures ample ventilation and sunlight. Various storage spaces, including pantries, are provided. Additionally, all buildings are designed with pilotis to protect the privacy of lower-floor units, reflecting meticulous planning.


Jecheon City, where the complex is located, is a non-regulated area, meaning it has fewer loan restrictions compared to regulated areas, no resale restrictions, and flexible subscription qualifications. As long as applicants have been subscribed to a housing subscription savings account for more than six months and meet the deposit requirements for each housing type, they can apply as first priority regardless of household head status or housing demand.
