Reasonable Sale Price... 'Diopera Seocho Harrington Tower' Supply Begins

Luxury officetels are being supplied at a reasonable price compared to surrounding market prices in the prime location of Seocho-dong, Seoul, featuring a 3-bay, 2-room layout suitable for residential living.


The ‘Diopera Seocho Harrington Tower’ officetel, supplied by Hyosung Heavy Industries in the Seocho-dong area of Seocho-gu, Seoul, consists of two buildings with 7 basement floors to 20 above-ground floors, totaling 266 units with exclusive areas ranging from 58 to 63㎡. The breakdown by exclusive area is △58㎡A 19 units △58㎡B 152 units △59㎡A 19 units △59㎡B 38 units △63㎡ 38 units.


The sale price of ‘Diopera Seocho Harrington Tower’ is approximately 1.272 billion to 1.646 billion KRW based on the 58㎡B unit, which is about 30% lower than comparable officetels of the same type in the vicinity.


A sales representative stated, “With the supply of luxury officetels in the Seocho-dong area, interest from high-end housing demanders such as professionals and court officials is increasing. We have set the sale price more reasonably than surrounding officetels, making it highly competitive, and the product’s internal layout and features are gaining word-of-mouth, leading to increased inquiries.”


This officetel features a ceiling height of 2.6m, which is 30cm higher than typical officetels, providing a sense of openness, along with ample storage space including a dressing room and premium system furniture. Built-in appliances include Samsung Electronics’ Bespoke Grande AI washing machine, dryer, side-by-side refrigerator, built-in induction cooktop, built-in electric oven, ceiling-type system air conditioner, and a smart home IoT system.


The first floor eliminates commercial spaces to enhance openness, featuring an arched corridor and a lobby with a 6-meter ceiling height. A sky bridge connecting the buildings has been designed, applying a high-end specialized design befitting a luxury officetel.


The top floor includes a rooftop sky pool, party lounge, and pet ground, allowing residents to enjoy city views and a relaxed living environment. Various community facilities such as a fitness center, GX room, screen golf, CO-dining for home parties, and a business center for individual work are well-equipped. Additionally, various concierge services will be provided through entrusted operation by a comprehensive residential service company.


The parking lot design, mainly self-parking, is another distinctive advantage. Unlike luxury officetels supplied in the Gangnam area that install mechanical parking due to limited space, 76% of the parking spaces here are designed as self-parking.


The Seocho-gu area where the complex is located is densely populated with Korea’s largest officetown and commercial business facilities. Additionally, Seocho Legal Town, the National Library of Korea, Seoul National University of Education-affiliated Elementary School, Seocho Middle and High Schools, and Seoul High School, all excellent schools, are located nearby, providing abundant demand.


Subway lines 2 (Seocho Station), 3 (Nambu Terminal Station), and 2 & 3 (Gyodae Station) are within walking distance. Access to major downtown areas is convenient via nearby Banpo-daero and Nambu Sunhwan-ro.
