[Asia Economy Reporter Park So-yeon] On the 28th, Koramco Asset Trust held a listing ceremony at its headquarters in Samseong-dong, Seoul, celebrating the KOSPI debut of this year's first public offering REIT, 'Koramco The One REIT.'
The ceremony was attended by key executives including Koramco Asset Trust CEO Jeong Jun-ho, REIT Division Head Jeong Seung-hoe, Director Yoon Jang-ho, as well as listing underwriters such as Samsung Securities President Jang Seok-hoon and Hana Financial Investment Vice President Pyeon Chung-hyun.
Koramco The One REIT is the third REIT listed by Koramco Asset Trust and the company's first perpetual office REIT. It operates based on the Hana Financial Investment Building in Yeouido, providing investors with a quarterly dividend REIT that distributes dividends four times a year at a public offering yield of approximately 6.2%.
Major tenants of the Hana Financial Investment Building include affiliates of Hana Financial Group, Korea 3M, and Intel Korea, who have maintained continuous leases for 29 years since the building's completion.
Currently, the building's vacancy rate is in the 1% range, significantly lower than the Yeouido area's average vacancy rate of 10.1%, highlighting the asset's stability as a strong advantage.
Koramco The One REIT began trading at 5,260 KRW, 5.2% higher than its public offering price, and as of 12 PM, it is trading at 5,430 KRW, up 3.23% from the opening price.
Meanwhile, with the successful listing of Koramco The One REIT, Koramco Asset Trust has become the first asset manager in Korea to operate three listed REITs. Koramco Asset Trust is the leading REIT manager in Korea, holding about 22% of the domestic private REIT market share.
