Doosan Construction Completes 100% Sale of ‘Doosan We’ve Gwangju Central Park’

Amid the recent downward stabilization of the real estate market in the Seoul metropolitan area, Doosan Construction's 'Doosan We’ve Gwangju Central Park,' launched in the Tanbeol-dong area of Gwangju-si, Gyeonggi-do, has achieved 100% sales within a short period.


According to Doosan Construction (Chairman & CEO Kwon Kyung-hoon), during the general supply preliminary winner contract held on Saturday, March 19, all 653 general sale units out of a total of 693 households were fully contracted.


This sales success is considered an exceptional achievement. Since the beginning of this year, the real estate market in the metropolitan area has continued to experience a downward stabilization due to a transaction freeze caused by loan regulations and interest rate hikes. As a result, the subscription market has seen numerous undersubscriptions in some complexes, and even in previously popular areas like Songdo, contracts have faced difficulties, with non-priority subscriptions being conducted.


Overcoming these challenges, the popularity of Doosan We’ve Gwangju Central Park, which sold out quickly, is attributed to its highly satisfactory location conditions focused on genuine demand and the presentation of reasonable sale prices. This was also reflected in the earlier subscription, which recorded an average competition rate of 11.54 to 1 and a peak of 13.8 to 1, leading to subscription success.


In fact, Doosan We’ve Gwangju Central Park offers quick transportation access to Pangyo and Seoul Gangnam. Using Gyeonggi Gwangju Station (Gyeonggang Line) near the complex, it is only three stops to Pangyo Station and seven stops to Gangnam Station, providing a fast commuting environment. Especially, when the Suseo-Gwangju double-track railway opens as scheduled in 2027, the distance to Suseo Station will be shortened to 12 minutes.


The pleasant residential environment is also an advantage. The complex is located at the foot of Guksu Peak and is close to abundant green spaces such as Tongmi Mountain and Gyeongan Neighborhood Park, boasting a forest-adjacent location highly preferred during the COVID-19 period. The Gwangju Central Park, approximately 49 times the size of a soccer field (scheduled for completion in 2025), will further enhance the natural comfort once finished.


Along with convenient commuting to Pangyo and Seoul, the sale price being set lower than the rent prices in these areas was also a major factor in the quick sales completion.


Specifically, the sale price for the 84㎡ exclusive area units at Doosan We’ve Gwangju Central Park ranges from 472 million to 543 million KRW. Meanwhile, according to Real Estate R114, the average monthly rent price per household for units between 60 and 85㎡ in February was 716.07 million KRW in Bundang-gu, Seongnam-si, and 682.25 million KRW in Seoul.


Notably, this complex attracted much attention as the first sale project after Chairman Kwon Kyung-hoon took office in December last year. Factors such as management improvement through financial structure stabilization, expansion of orders and investments, enhanced corporate image, strengthened marketing activities, and product development meeting consumer needs contributed synergistically to the early sell-out.


Doosan We’ve Gwangju Central Park features a 100% south-facing layout with a 4Bay slab-type design, providing excellent lighting and ventilation for all households. The entire area consists only of the highly preferred 59㎡ and 84㎡ exclusive area units, attracting strong interest from buyers even before the sale.


The distinct advantages of each type broadened the choices for genuine buyers. The 59㎡ exclusive area type has a 4Bay cross-ventilated slab structure with three bedrooms, two bathrooms, a kitchen, and a living room. The open LDK (Living, Dining, Kitchen) design, master bedroom walk-in closet, and pantry space next to the kitchen provide ample storage space, which was also a strong point.


The 84㎡A type is designed with a 4Bay slab-type cross-ventilated structure placing the living room and bedrooms at the front, ensuring excellent natural lighting and ventilation. It consists of three bedrooms, two bathrooms, a kitchen, a living room, and an alpha room, enhancing spatial independence. The 84㎡B type features an open design with an expanded kitchen balcony space and ample storage such as corridor cabinets, making it highly functional.


Various community facilities further increased residents' residential satisfaction. The complex plans to include an indoor golf range, fitness center, GX room, reading rooms (male/female), shower rooms (male/female), a small library, children's playground, toddler playground, and a moms' station.


Additionally, an energy recycling system effective in reducing management costs will be applied. A 'regenerative inverter elevator' that converts the elevator's kinetic energy into electrical energy will be installed, and a 'rainwater utilization system' that stores and filters rooftop rainwater for landscaping and other uses will be implemented. Energy consumption will be minimized through the application of a 'standby power cut-off device' that automatically blocks unnecessary standby power and a 'master off switch' that allows simultaneous lighting control within units (excluding entrance sensors).


Meanwhile, Doosan We’ve Gwangju Central Park will be developed with six buildings ranging from three basement floors to a maximum of 29 floors above ground, comprising a total of 693 households with exclusive areas of 59㎡ and 84㎡. Move-in is scheduled for August 2024.
