[Asia Economy Reporter Minyoung Kim] The 14th Bangbae Housing Reconstruction Maintenance Zone in Bangbae, Seocho-gu, Seoul, will be redeveloped into an apartment complex with a maximum of 15 floors and 487 households.


On the 17th, the Seoul Metropolitan Government announced that it held the 3rd Urban Planning Committee meeting and approved the amendment to the housing reconstruction maintenance plan for Bangbae 14 District in Bangbae-dong, Seocho-gu.


Designated as a district in 2014, Bangbae 14 District is a hilly area mixed with Type 1 residential zones and Type 2 general residential zones. The main amendments include unifying the Type 1 general residential area within the complex to Type 2 (up to 7 floors) general residential area and relaxing floor restrictions while expanding public contributions such as public housing.


Of the 27,482㎡ maintenance zone area, 18.5% will be allocated to maintenance infrastructure such as roads and parks. The building scale will have a floor area ratio of up to 229.98%, with a maximum height of 15 floors (average 12 floors), and a total of 487 households will be constructed. About 40 of these will be public housing units.


The public housing includes medium-sized units considering diverse housing demands and is socially mixed in placement. The architectural plan will be finalized through a future review by the Architectural Committee.


A park will be created connecting Ansan Children's Park and Dogumeori Park, which are adjacent to Bangbae 14 District but separated, and a public pedestrian passage will be placed in the center of the district.


Additionally, the city conditionally approved the amendment to the 'Jayang 1 District Housing Reconstruction Maintenance Plan' reflecting CPTED (Crime Prevention Through Environmental Design).


Accordingly, a public parking lot with a total of 173 spaces across three underground floors will be constructed beneath a 2,708㎡ small park created by the Jayang 1 District housing reconstruction in Gwangjin-gu. Gwangjin-gu secured funding for the parking lot construction through a 2020 traditional market parking environment improvement project contest. The project aims to be completed by the move-in date of Jayang 1 District, scheduled for June 2023.
