[Asia Economy Reporter Kangwook Cho] Korea Land and Housing Corporation (LH) announced on the 13th that subscription applications for this year's first public pre-subscription, announced on the 28th of last month, will be accepted starting from the 16th. This application targets 1,840 units in the Newlywed Hope Town.


The specific subscription targets are △ Namyangju Wangsuk (A20 Block, 582 units) △ Namyangju Wangsuk2 (A4 Block, 483 units) △ Incheon Gyeyang (A17 Block, 284 units) △ Incheon Gajeong2 (A2 Block, 491 units).


The Newlywed Hope Town allows applications from newlyweds within 7 years of marriage as of the resident recruitment announcement date, prospective newlyweds, and single-parent families with children under 6 years old.


Additionally, applicants must meet subscription qualifications such as being members of a household without home ownership, having a resident savings account, and meeting income and total asset criteria.


Furthermore, for the Incheon Gajeong2 Newlywed Hope Town, applicants must have resided or plan to reside in Incheon Metropolitan City for more than 2 years as of the announcement date; for Incheon Gyeyang Newlywed Hope Town, applicants must reside in Incheon Metropolitan City or the metropolitan area; and for Namyangju Wangsuk and Wangsuk2 Newlywed Hope Towns, applicants must reside in Namyangju City or the metropolitan area.


Subscription applications will be accepted from the 16th to the 23rd, with application dates differing based on residence area. Residents of the housing construction area can apply from the 16th to the 18th, while residents of Gyeonggi Province and other areas (metropolitan area) can apply from the 21st to the 23rd.


Applications can be submitted online via the pre-subscription website or the LH Subscription Center. However, elderly applicants aged 65 or older and persons with disabilities who have difficulty using the internet can apply at on-site reception centers, but must make a reservation before visiting.


The Newlywed Hope Town is a customized housing for newlyweds featuring childcare-specialized designs such as daycare centers larger than legal standards, community care centers, indoor playgrounds equipped with advanced fine dust reduction facilities, and various play spaces.


In particular, for the Newlywed Hope Town, if a selected resident’s housing supply price exceeds their total asset value at the time of the main subscription, they must enroll in the ‘Newlywed Hope Town Exclusive Long-term Mortgage Loan (Profit-sharing type mortgage)’ operated by HUG. It should be noted that the loan limits for the profit-sharing mortgage will be finalized at the time of the main subscription.


A noteworthy Newlywed Hope Town in this subscription is the Incheon Gajeong2 district, supplied for the first time through public pre-subscription. Since 100% of the supply is prioritized for residents of Incheon Metropolitan City, it is expected to be a great opportunity for newlyweds residing in the area to own a home.


In particular, Incheon Gajeong2 has a rapid transportation network including Seo-gu Office Station and Gajeong Station on Incheon Line 2, Gyeongin Expressway, and Incheon International Airport Expressway, enabling convenient access to Seoul and nearby downtown areas. Additionally, the planned opening of the extension of Line 7 to Seoknam-Cheongna, including the new Bongsu-daero Station in 2027, is expected to further improve access to Seoul.


Nearby the district are Incheon Asiad Main Stadium, Seunghaksan Mountain, and Yeonhui Park, offering various cultural activities, and it adjoins Cheongna International City, allowing residents to share its excellent infrastructure.


Incheon Gyeyang district is a 3rd generation new town adjacent to Seoul. Notably, in last year’s first subscription, the public sale recorded a competition rate of 52.6 to 1, and the Newlywed Hope Town recorded 12.8 to 1, making it a popular district worth attention for non-homeowning newlyweds residing in the western metropolitan area.


Moreover, it boasts excellent location advantages with Gyeyang District Office, Gimpo Airport, and Magok district nearby, and plans to establish a transportation network connecting to surrounding railway lines (Lines 5, 7, 9, Airport Railroad, etc.) via S-BRT within the district, significantly enhancing transportation convenience.


Namyangju Wangsuk and Namyangju Wangsuk2 districts are also 3rd generation new towns, and combined, they form the largest scale among the 3rd generation new towns.


Namyangju Wangsuk district is located 3.5 km from the Seoul boundary and adjacent to existing developed districts such as Namyangju Byeollae and Dasan New Town, offering abundant living infrastructure. It also provides access to the Gyeongchun Line and Byeollae Line.


Namyangju Wangsuk2 district is adjacent to Dasan New Town and Yangjeong Station area, with convenient access to metropolitan transportation networks such as the Metropolitan First Ring Expressway and Northern Arterial Road.


In the future, with the extension of Subway Line 9 and the opening of the urban railway connecting Gangdong-Hanam-Namyangju, it is expected that residents of Namyangju Wangsuk and Wangsuk2 districts will be able to reach Seoul’s Gangnam area within 30 minutes.


An LH official stated, “This pre-subscription offers a great opportunity for newlyweds residing in the metropolitan area and nearby regions to own a home, so we ask for much interest,” and added, “We will proceed smoothly with the remaining pre-subscription schedules this year to alleviate the housing difficulties of non-homeowners.”
