'Infrastructure Embracing Seoul's Adjacent Area' 'Shin Yangju Moa Elga Nike' Launching This Month

The so-called ‘Seoul-adjacent areas’ where living within the Seoul metropolitan area is possible are steadily gaining popularity. This is analyzed to be because these areas are close to Seoul, allowing easy access to Seoul’s infrastructure, while apartment prices are lower than in Seoul, reducing the burden on actual homebuyers.


Except for some areas, regions called Seoul-adjacent areas form market prices at about half the average price of Seoul. For example, Yangju-si, Uijeongbu-si, and Goyang-si, located on the border with Seoul, have average prices per 3.3㎡ of 12.14 million KRW, 14.41 million KRW, and 18.07 million KRW respectively, showing significant price merits compared to Seoul.


As a result, there is ongoing demand from actual buyers aiming to secure homes at reasonable prices mainly in areas near Seoul, as well as demand to preempt future value appreciation. Interest grows especially when there are transportation developments that improve accessibility to Seoul. The northern Gyeonggi region, which has gained attention due to the development of GTX lines, is a representative example.


An industry insider said, “The popularity of Seoul-adjacent areas is due to the ability to have larger and more comfortable living spaces at more reasonable prices than Seoul apartment prices, along with excellent convenience of commuting to Seoul.” He added, “Especially as the supply shortage in Seoul continues, interest in areas called Seoul-adjacent is increasing, and this trend is expected to continue steadily in the future.”


Meanwhile, new apartment sales news has been announced in the western part of Yangju-si, which borders Seoul. Moa Housing Industry plans to sell ‘Shin Yangju Moa Elga Nike’ in the Baekseok-eup Hongjuk-ri area this month. The complex will consist of 7 buildings from basement level 1 to ground level 23, with a total of 570 households, featuring mostly small to medium-sized units preferred by buyers, ranging from 59 to 84㎡ in exclusive area.


Shin Yangju Moa Elga Nike boasts excellent accessibility to Seoul as it is located in the western part of Yangju-si adjacent to Seoul, directly connected to Seoul without passing through Uijeongbu. In particular, transportation benefits such as the expansion of Local Road No. 39 and Yangju Station on Line 1 nearby are expected to make commuting to Seoul and the metropolitan area more convenient.


Additionally, it is possible to reach Uijeongbu Station and Yangju downtown within about 30 minutes via Local Road No. 98 and National Road No. 3, allowing residents to share the infrastructure of these areas. The vision of Yangju-si, which is rapidly connected to Gangnam through GTX-C and the extension of Line 7, is also shared, so transportation convenience is expected to increase further.


Moreover, the Baekseok-eup area where the complex is being developed is expected to become the center of residential development in the western part of Yangju-si, which has been stagnant for some time, thus anticipating future value.


In fact, Baekseok-eup is scheduled for the development of Baekseok New Town, and centered on this, the Baekseok residential belt development connecting the nearby Gwangseok district (planned) and Baekseok downtown is also being promoted. In addition, the Eunam General Industrial Complex, which is positioned as a pillar of the northern Gyeonggi smart industrial belt, is under construction nearby, and the Hongjuk Industrial Complex is also located in the area, so regional economic revitalization is expected.


A sales official said, “In addition, the complex is located in a non-regulated area, which is an advantage as it is relatively free from various regulations.” He added, “There are excellent educational conditions with Yeongok Elementary School and Ganap Elementary School nearby, and cultural and leisure activities can be enjoyed with facilities such as Yangju Culture and Arts Center, Baekseok Life Sports Park, and Hongjuk Industrial Complex Neighborhood Park, providing a pleasant residential environment, so we expect a lot of interest.”


Meanwhile, the housing exhibition hall for Shin Yangju Moa Elga Nike is scheduled to open this month.
