Premium Residential-Commercial Complex Apartment Equipped with Location, Transportation, and Educational Infrastructure
Shinyoung Construction, a subsidiary of Shinyoung, a leading real estate development company in Korea, announced on the 25th that it will launch sales next month for the residential-commercial complex apartment "Shinyoung Jiwel Estate Gaebong Station" being built in Guro-gu, Seoul.
"Shinyoung Jiwel Estate Gaebong Station" will be developed as a single building with 4 basement floors and 20 above-ground floors, comprising a total of 122 households and 31 commercial units. It consists of 90 units of 59㎡ preferred by newlyweds and people in their 30s and 40s, 17 units of 44㎡ for people in their 20s and 30s and 1-2 person households, and 15 units of 39㎡.
The complex is located in the immediate vicinity of Gaebong Station on Seoul Subway Line 1. It takes 10 minutes to Yeongdeungpo Station and 20 minutes to Yongsan Station via Gaebong Station. The Southern Circular Road and Western Arterial Road are nearby, providing easy access to Seoul's three major business districts (downtown, Yeouido, Gangnam). Sindorim Station, where the GTX-B line passes, is also close. Last year, the underground construction from Seongsan Bridge South end on the Western Arterial Road to Geumcheon IC was completed, making commuting to downtown and the western outskirts of the metropolitan area more convenient.
The apartment is surrounded by dense convenience facilities. Within a 1km radius are 2001 Outlet, Guro Seongsim Hospital, and Gocheok Sky Dome. Additionally, around October this year, the complex shopping mall I'Park Mall and Costco are scheduled to open within a 5-minute walk, offering various convenience facilities. It is a so-called school zone apartment with Gowoen Elementary, Gyeongin Middle, and Gyeongin High Schools within walking distance. Nearby are Anyangcheon Stream and Gaebong Neighborhood Park, boasting a pleasant residential environment.
The 59㎡ type is designed with a 3.5-Bay structure (3 rooms, 2 bathrooms) that offers excellent lighting and ventilation. The living room is centrally located, separating public and private spaces. This layout is suitable for newlyweds and 3-person households. It features ample storage with a dressing room, pantry, and household storage, and provides comfortable parking spaces due to the revised parking law (changing the standard width from 2.3m to 2.5m). Each apartment type includes pantries and other storage spaces to ensure sufficient storage. The use of corner storage cabinets and dual storage units also highlights efficient space utilization.
Convenience in daily life is enhanced through an IoT system within the units. Home appliances and lighting can be controlled via a smartphone application. Features include automatic notifications for package arrivals, automatic elevator calls, and vehicle entry information confirmation. Additionally, eco-systems such as fine dust removal systems are established for a comfortable living environment, and exclusive community facilities for residents will be provided.
A sales official from Shinyoung Construction stated, "Guro-gu, where the project is located, has had only 595 new private supply units since 2015, indicating a severe shortage of supply compared to demand. In the past three years, only 98 new units have been supplied in Guro-gu." He added, "'Shinyoung Jiwel Estate Gaebong Station' is a newly supplied apartment in Guro-gu after a long time, and it is expected to have abundant relocation demand from residents living in aging apartments."
Meanwhile, Shinyoung Jiwel Estate Gaebong Station plans to operate a sales promotion center.
