Rhythm City to Begin First Sale in February with 5,190 Units Scheduled for General Sale This Year

The Uijeongbu real estate market, which maintained its hot momentum throughout the past year, will resume pre-sales starting next month. With transportation benefits such as the GTX-C line and the extension of Line 7 steadily improving accessibility to Seoul, significant interest is expected in this year’s pre-sale market as well.


According to Real Estate Info, a real estate market analysis firm, a total of 5,190 households (based on general sales) are scheduled to be supplied to the public in Uijeongbu this year. This figure is about three times higher than the number of general supply households (1,796 households) supplied last year, according to the Korea Real Estate Board’s subscription home data.


Major complexes include the first pre-sale of the complex cultural convergence district (Rhythm City) scheduled for February, with additional pre-sales continuing in areas such as Geumo 1 District redevelopment, Yonghyeon-dong, Uijeongbu-dong, and Singok-dong.

Last year, the Uijeongbu real estate market continued its positive momentum due to successive transportation benefits. In fact, Uijeongbu’s accessibility to Seoul has been steadily improving with the GTX-C line (scheduled for 2027), the Line 7 extension project, and recently confirmed consideration of the Line 8 extension in the 4th National Railroad Network Plan.


As a result, demand has surged due to the geographic characteristic of being a neighborhood right next to Seoul, leading to a steady rise in housing prices. Apartment prices, in particular, have increased significantly. According to KB Real Estate’s time-series data, apartment prices in Uijeongbu rose by 32.38% over the past year, far exceeding the metropolitan area’s average increase of 23.20%.


Premiums of over 100 million KRW are attached to apartments in transactions. According to the Ministry of Land, Infrastructure and Transport’s real transaction price disclosure system, an 84㎡ unit in 'Hillstate Nokyang Station' located in the downtown area of Ganeung-dong was traded last month for 675 million KRW, which is more than 200 million KRW higher than the transaction price a year ago (450 million KRW).


New apartments in newly developed residential areas are also commanding premiums over 100 million KRW. An 84㎡ unit in 'Uijeongbu Minrak Prugio' located in Minrak District was traded for 620 million KRW in November last year. Compared to the same type trading in the mid-to-high 400 million KRW range a year ago, this represents a price increase of about 200 million KRW.


As prices continue to rise, the subscription market remains heated. For example, 'Uijeongbu Gosan Sujain The Stage' in Gosan District, which opened the Uijeongbu pre-sale market early last year, received a total of 31,119 subscription applications for three blocks (C1, C3, C4), with all three blocks successfully closing subscriptions. In June, 'Uijeongbu Station World Meridian Wellacity' in Uijeongbu-dong completed subscriptions with an average competition rate of 13.49 to 1.


In the second half of the year, 'Uijeongbu Station River County' pre-sold in September and 'Ian The Centro Uijeongbu' supplied in December recorded double-digit competition rates of 11.47 to 1 and 15.04 to 1, respectively, demonstrating strong interest from buyers in Uijeongbu.

The first and only private pre-sale complex will be launched in Rhythm City, an urban development project creating a complex tourism and leisure district. POSCO Construction will pre-sell 'The Sharp Rhythm City' in February. It consists of 5 buildings ranging from 2 basement floors to a maximum of 25 floors above ground, with a total of 536 units of 60㎡ and 84㎡, all of which are small to medium-sized units preferred by consumers.

This complex is located in a forest area surrounded by Buyongsan Mountain, Gitdaebong Peak, and Buyongcheon Stream, and is adjacent to a planned elementary school site within Gosan District, providing an excellent educational environment. Additionally, the nearby Uijeongbu Light Rail Gosan Station is temporarily open and operating, and major transportation benefits such as the Line 7 Tapseok Station extension (under construction), GTX-C line Uijeongbu Station (planned), and a high-speed terminal (planned) are underway, promising further advantages.


Next, Hyundai Construction plans to pre-sell 'Hillstate Geumo The First' through the Geumo 1 District redevelopment in Geumo-dong. The supply plan is scheduled for this month, with a total of 832 units, of which 408 units will be for general sale. The complex is adjacent to Uijeongbu Light Rail Hyoja Station and is near infrastructure facilities such as Catholic University Uijeongbu St. Mary’s Hospital and Chudong Park.


In the second half of the year, pre-sales of Uijeongbu Camp La Guardia are planned around July, and in August, Daewoo Construction will introduce 748 apartment units in the Geumo-dong area. Additionally, DL Construction will launch a total of 819 apartment units through the redevelopment of Jangam 3 District in Singok-dong in October.
