The first knowledge industry center in the eastern region of Jeollanam-do, connecting Yeosu, Suncheon, and Gwangyang, is set to be launched for sale in February, drawing significant attention. It is evaluated to have differentiated features such as a drive-in system and large freight elevators, which have not been seen in the area, along with the rarity value of being the first sale.


The protagonist is ‘Golden Gate Yeosu Biz Valley.’ ‘Golden Gate Yeosu Biz Valley’ is planned to be constructed in Jusam-dong, Yeosu-si, Jeollanam-do, with a total floor area of 26,621㎡, consisting of a knowledge industry center, offices, and neighborhood living facilities from basement level 1 to 15 floors above ground.


Since there has been no significant supply of knowledge industry centers in the Yeosu, Suncheon, and Gwangyang areas, knowledge industry centers may be somewhat unfamiliar and new. However, in Seoul and the metropolitan area, investment enthusiasm for knowledge industry centers is already heating up, and it is expected that regional and metropolitan demand will focus on the first knowledge industry center in the area.


The most notable point is its high rarity value. ‘Golden Gate Yeosu Biz Valley’ is the first knowledge industry center to be sold in the Yeosu, Suncheon, and Gwangyang area. With many aging buildings nearby, interest from companies wishing to move into a state-of-the-art knowledge industry center equipped with cutting-edge systems and specialized designs not previously seen is expected to concentrate.


‘Golden Gate Yeosu Biz Valley’ will be a knowledge industry center featuring manufacturing-specialized designs unseen in the region, including a maximum floor height of 5 meters, a drive-in system (from basement level 1 to 4 floors above ground), and freight elevators for a convenient logistics system.


In addition, the business space encompasses manufacturing factories, offices, and section offices, as well as various rest facilities such as a rooftop garden and showers on the 2nd and 3rd floors. On the first floor, neighborhood living facilities will be composed of various convenience facilities such as food and beverage outlets, convenience stores, banks, and hospitals, allowing everything to be handled inside without going outside.


Strong underlying demand is also a point of interest. ‘Golden Gate Yeosu Biz Valley’ is located at the entrance road to Yeosu National Industrial Complex, the world’s largest petrochemical complex. Currently, 291 companies including LG Chem, GS Caltex, Lotte Chemical, and Yeocheon NCC operate in the Yeosu National Industrial Complex, employing approximately 25,000 workers.


Moreover, nearby large-scale industrial complexes such as Gwangyang POSCO, Hysco Factory, Haeryong Industrial Complex, Yulchon 1st and 2nd General Industrial Complexes, Sepung Industrial Complex, and Gwangyang National Industrial Complex are expected to be advantageous for securing underlying demand.


The excellent transportation environment also draws attention. ‘Golden Gate Yeosu Biz Valley’ is located at a key transportation hub for successful business, reachable within 5 minutes by car to KTX Yeocheon Station and 7 minutes to Yeosu Airport. Additionally, National Route 17 (Expo-daero), which quickly connects Suncheon and Gwangyang, and Yeosu Industrial Complex Road are adjacent.


Unlike apartments, the knowledge industry center ‘Golden Gate Yeosu Biz Valley’ does not require a subscription savings account, allows resale of pre-sale rights, and is free from regulations such as inclusion in housing counts. Financial benefits such as zero interest on interim payments, 10% contract deposit, and loans up to 90% of the sale price make small investments possible.


In particular, various tax reduction benefits are provided to tenant companies, including a 50% reduction in acquisition tax and a 37.5% reduction in property tax, as well as a 100% corporate tax exemption for 4 years.
