[Asia Economy Reporter Park Jong-il] Gwanak-gu (Mayor Park Jun-hee) is receiving great responses for the 'Young Tenant Brokerage Fee Reduction Service,' the first of its kind nationwide.
The Young Tenant Brokerage Fee Reduction Service offers brokerage fee discounts to young people aged 19 to 29 who sign lease contracts for monthly or yearly rent under 75 million KRW at participating brokerage offices within the district that agree to the fee reduction. For general housing, the brokerage fee is reduced by 20-25%, and for properties registered as neighborhood living facilities in the building register but actually used as housing, the reduction is 45-55%.
So far, about 46% of all brokerage offices in the area, totaling 518 offices, have joined the service, and 587 young tenants have received a total discount benefit of 65 million KRW.
Additionally, the district is promoting the service by distributing and attaching promotional badges to real estate agencies participating in the young tenant brokerage fee reduction project.
Participating brokerage offices can be checked through the smartphone application 'Smart Seoul Map' or the Gwanak-gu Office website.
Along with promoting the young tenant brokerage fee reduction service, the district has also produced and distributed a leaflet titled 'Housing Tenant Protection Guide for Youth' to prevent damages to young people who lack experience in real estate contracts.
The leaflet includes various helpful information for lease contracts such as ▲precautions related to lease contracts ▲housing lease contract reporting system ▲young tenant deposit loan support ▲consultation guidance in case of issues with landlords.
The district has placed the leaflets in youth-frequented spaces such as the youth cultural space Sillim-dong Three Room, Nakseong Venture Valley, community centers, and Seoul National University to increase awareness and support for the service among young people.
A district official said, “The young tenant brokerage fee reduction service is expected to alleviate the economic burden on youth,” adding, “We will actively promote policies for young people to make Gwanak a place where youth want to live.”
Yongsan-gu (Mayor Seong Jang-hyun) has started operating two Smart Poles capable of rapid electric vehicle charging at the on-street parking lot in Hangangno 2-ga-dong (Hangang-daero 38-gil 35).
This is to build an eco-friendly urban infrastructure and enhance convenience for residents through electric vehicle charging infrastructure.
A Smart Pole refers to a streetlight that integrates various information and communication technologies (ICT) such as intelligent CCTV, public Wi-Fi, S-DoT (Seoul-wide environmental information data), and pedestrian flow sensors.
This project is part of Seoul City's 'Smart Pole Function Advancement Pilot Project,' which adds four functions?electric vehicle charging, drone station, safety, and flood prevention?to existing Smart Poles by category.
Among these, Yongsan-gu was finally selected as the pilot site for the 'Smart Pole with Electric Vehicle Charging Function' based on the effectiveness of installation and citizen perception in the demand survey conducted by Seoul City in August last year.
The core function is rapid electric vehicle charging. Two Smart Poles are installed, equipped with 50kW and 100kW chargers respectively. One charger per 50kW is available, allowing a total of three vehicles to charge simultaneously. The minimum time for a full charge is 35 minutes, varying by vehicle, and charging costs are determined by the charging duration.
The installation budget totals 157 million KRW. Seoul City provided a subsidy of 150 million KRW, and the district covered 7 million KRW for electrical facilities and road restoration costs. The Smart Poles were completed in December 2021 and began full operation in January this year.
Yongsan-gu Mayor Seong Jang-hyun said, “We will integrate various urban facilities such as streetlights and CCTV to improve aesthetics and utilize them as convenience facilities closely related to residents' lives,” adding, “Yongsan will keep pace in creating an eco-friendly and smart city Seoul.”
Geumcheon-gu (Mayor Yoo Sung-hoon) will open school parking lots (playgrounds) and public and private parking facilities during the Lunar New Year holiday to ease parking inconveniences for residents and returning visitors.
The opening period is five days from January 29, the start of the holiday, to February 2, the last day of the holiday.
During the holiday, local residents and visitors can use a total of 1,827 parking spaces across 34 locations: ▲9 schools with 352 spaces ▲14 public facilities with 856 spaces ▲11 private facilities such as churches and companies with 619 spaces.
However, since opening times and locations may vary by school and private facility, users should check opening information in advance on the Geumcheon-gu Office website under 'Geumcheon News,' community center bulletin boards, or banners posted at each facility.
Vehicles allowed to use the parking lots are limited to passenger cars and vans with up to 15 seats and cargo vehicles under 1 ton to prevent safety accidents and facility damage.
Vehicle owners must leave at least two contact numbers on the front of their vehicles and complete exit before the facility's closing time. Vehicles not removed will be towed.
Additionally, to prevent the spread of COVID-19, users must follow usage rules such as maintaining parking distance.
Geumcheon-gu Mayor Yoo Sung-hoon said, “We have opened parking lots with active cooperation from related organizations and private facilities to reduce parking inconveniences during the Lunar New Year holiday,” adding, “We hope both residents and visitors have a comfortable and enjoyable holiday with their families without any burden.”
