Expected Benefits of Proximity to Work and Residence: 'Naepo New Town Moa Miraedo Megacity Phase 2'

Demand is focusing on new apartment complexes in Naepo New Town, where major government offices are located. This is because complexes adjacent to public institutions are expected to see continuous inflow not only from actual residents but also from government officials working there.


Since the relocation project of the provincial government and related institutions began in earnest in 2009, numerous major institutions have been completed in Naepo New Town. Various government offices, from large institutions such as Chungcheongnam-do Provincial Government, Chungcheongnam-do Provincial Council, Chungcheongnam-do Police Agency, and Chungcheongnam-do Office of Education to the Government Chungnam Regional Joint Office and LX Korea Land and Geospatial Informatix Corporation Daejeon-Sejong-Chungnam Headquarters, have been established in the central area of Naepo New Town.


In particular, after Naepo New Town was designated as an innovation city in Chungnam, a total of 45 public institutions in fields such as environmental technology, research and development (R&D), and culture and sports were selected as priority targets for attraction, so the number of workers moving here is expected to increase further.


With the demand from public institution workers as well as the province's active efforts to attract institutions, the number of personnel relocating is expected to rise, and a new complex that can benefit from proximity to work within Naepo New Town is coming.


Moa Miraedo plans to launch sales of ‘Naepo New Town Moa Miraedo Megacity Phase 2’ in February in Singyeong-ri, Hongbuk-eup, Hongseong-gun, Chungcheongnam-do. The complex consists of 10 buildings, from 2 basement floors to 23 above-ground floors, with a total of 836 units of 84㎡ exclusive area. The complex is located within walking distance to the administrative town where major government offices are concentrated, making walking to work feasible.


Since the Naepo Urban High-tech Industrial Complex, covering approximately 1.26 million square meters and hosting industries such as science and technology services and manufacturing, is scheduled for completion in December this year, a large influx of industrial complex workers is also expected.


‘Naepo New Town Moa Miraedo Megacity Phase 2’ is equipped with living infrastructure such as transportation, education, commerce, and natural environment. It offers easy access to the Daejeon-Dangjin Expressway and Chungnam-daero, and benefits from upcoming transportation developments including the Seohae Line and Janghang Line double-track railway (scheduled for 2022) and the Western Inland Expressway (Pyeongtaek-Buyeo section, scheduled for 2024). Additionally, the planned Hongbuk Elementary School is adjacent to the complex, and Naepo Middle School and Hongseong High School are within walking distance, allowing safe commuting for children. The area also has a central academy district with various private academies.


It is convenient to use the nearby central commercial district, and Naepo New Town has Shinri Sports Park, Chungcheongnam-do Veterans Park, and Hongye Park, with Singyeongcheon Park located right in front of the complex.


Naepo New Town, where ‘Naepo New Town Moa Miraedo Megacity Phase 2’ is being developed, is a non-regulated area, which means it is relatively free from various high-intensity regulations, which is an advantage.


Anyone aged 19 or older nationwide can apply for subscription, and if the deposit amount for the application area is met and the subscription account has been held for more than six months, both household heads and members can apply as first priority. Even homeowners can apply, and there is no restriction on re-winning, so applicants with previous winning records in other complexes can also apply. The loan-to-value ratio (LTV) for mortgage loans is applied up to 70%, reducing the initial financial burden.


‘Naepo New Town Moa Miraedo Megacity Phase 2’ plans to open its model house in February.
