'ePyeonhansesang Anseong Granluce' with Medium to Large Lottery Units for Sale in February

'ePyeonhansesang Anseong Granluce' with Medium to Large Lottery Units for Sale in February

DL Construction will launch sales of ‘ePyeonhansesang Anseong Granluce’ in the Dangwang District of Anseong, Gyeonggi Province, in February. This is DL Construction’s first sales project of the new year and the first ‘ePyeonhansesang’ brand apartment in Anseong City.


‘ePyeonhansesang Anseong Granluce’ offers medium- to large-sized units that have been rare in Anseong. According to the Korea Real Estate Board’s subscription homepage, over the past five years (from January 2017 to January this year), there were eight new complexes in Anseong City with a total of 5,057 units excluding special supply. Among these, only 11 units of general sales were medium- to large-sized units exceeding 85㎡ in exclusive area.


The popularity of medium- to large-sized units over 85㎡ was proven by last year’s subscription competition rates. According to Real Estate R114 data, the average first-priority competition rate for units over 85㎡ last year was 55.6 to 1. This contrasted with 15.7 to 1 for units between 60㎡ and 85㎡ and 10.1 to 1 for units under 60㎡ during the same period.


One reason for the popularity of medium- to large-sized units is the ‘lottery allocation ratio.’ Under current law, more than half of the units over 85㎡ (varies by region) are allocated by lottery. This is seen as a new ‘opportunity’ for younger 3040 generation buyers with relatively low subscription scores, driving their popularity.


This trend is also related to changes in residential preferences. As social distancing has prolonged, people’s activity radius has shrunk to ‘inside the home.’ Work has shifted to remote work, studies to online, and leisure time is often spent at home. Consequently, the ‘All-In-Home’ preference has emerged, increasing the popularity of medium- to large-sized units with high space utilization, since smaller units limit the separation of spaces for workrooms, leisure (hobby) rooms, and other areas inside the home.


The newly supplied ‘ePyeonhansesang Anseong Granluce’ by DL Construction in the Dangwang District of Anseong City offers 340 medium- to large-sized units, which is expected to be a boon for buyers through the lottery allocation. The complex consists of units by exclusive area as follows: ▲67㎡A 83 units ▲67㎡B 80 units ▲84㎡A 565 units ▲84㎡B 302 units ▲108㎡ 143 units ▲116㎡ 197 units, with more medium- to large-sized units than small-sized ones.


A sales official explained, “This ‘ePyeonhansesang Anseong Granluce,’ supplied in the southernmost part of the metropolitan area where demand for proximity to workplaces is expected to surge, offers not only the popular 84㎡ units but also many medium- to large-sized units. These have been hard to find in Anseong City, and high interest from young buyers is anticipated.”


‘ePyeonhansesang Anseong Granluce’ is a large complex with 1,370 units across 10 buildings, ranging from two basement floors to 29 floors above ground. Most units are designed with four-bay, slab-type layouts, and all units face south, providing excellent space utilization, lighting, ventilation, and openness.


The Dangwang District, where the complex is located, is considered a promising area for future value within Anseong City. Dangwang District is an urban development project with a planned scale of about 8,000 units, developed as a systematically planned city rather than unregulated development. Together with the nearby Ayang District, it will form a large-scale residential town of about 15,000 units, becoming a new key location.


For child safety, ‘ePyeonhansesang Anseong Granluce’ is designed as a car-free complex on the ground level. Additionally, Ancheong Middle School, Anseong Girls’ High School, and Anseong City Central Library are already established within the district, and sites for elementary and high schools are planned. Furthermore, childcare-specialized community facilities such as daycare centers, indoor playgrounds, and small libraries are included within the complex.


Convenient wide-area transportation infrastructure is also expected. The complex is adjacent to National Road No. 38, a key east-west artery, providing easy access to the Pyeongtaek area infrastructure and the ‘SRT Pyeongtaek Jije Station (planned to be served by KTX).’ Access to the Gyeongbu Expressway (Anseong IC) and Pyeongtaek-Jecheon Expressway (Nam Anseong IC) is convenient, and with the opening of the Seoul-Sejong Expressway’s Guri-Anseong section (scheduled for 2022), travel to Seoul is expected to take about 30 minutes.


Living convenience is excellent. Nearby core facilities include Starfield Anseong, E-Mart Anseong, Gyeonggi Provincial Medical Center, Anseong Bus Terminal, Anseong City Hall, and the courthouse. The infrastructure of Ayang Residential District is also accessible on foot via the Geumseokcheon waterfront path. Additionally, about 17,000 pyeong of neighborhood living land is planned within the Dangwang District.


Demand for proximity to workplaces is solid. The ‘Anseong 1st Industrial Complex,’ home to major companies such as Nongshim and Ildong Pharmaceutical, is located near the complex, and large business districts like ‘Anseong Technovalley,’ ‘Smart Corepolis,’ and ‘Anseong 5th Industrial Complex’ are rapidly developing.


The fact that ‘ePyeonhansesang’ is a large complex with 1,370 units is also a strength. The complex will apply the ‘C2 HOUSE’ specialized design of ‘ePyeonhansesang’ and will include premium community facilities such as a screen golf room, guest house, and fitness center. Ample landscaping area will provide a pleasant living environment, making it the first popular brand apartment large complex introduced in the region.


Meanwhile, a model house for ‘ePyeonhansesang Anseong Granluce’ is being prepared.
