Gwangju, Transit-Oriented Apartment 'Cheomdan Metrocity Seohui Starhills'

News of the opening of a new subway line in Gwangju has sparked interest in newly launched housing complexes. Unlike Seoul, which has a total of 10 subway lines, Gwangju currently only has the Gwangju Urban Railway Line 1, leading to evaluations that its transportation network is insufficient.


In response, the long-awaited Gwangju Urban Railway Line 2 is being promoted, raising expectations among potential residents. The Gwangju Urban Railway Line 2 is a circular line with a total length of 41.84 km, connecting Gwangju City Hall, Gwangju Station, and Cheomdan before returning to City Hall.


Scheduled to open in 2025, the project is being carried out in three phases, with a total of 44 stations planned. Considering that there are currently 20 subway stations in Gwangju, this will increase the number by about three times, significantly improving transportation conditions throughout the city upon completion.


The areas around the stations are expected to see revitalization of station districts and commercial zones, and given the time from sale to actual move-in, residents are anticipated to enjoy the station district premium immediately upon moving in.


The mixed-use complex ‘Cheomdan Metrocity Seohui Starhills,’ which is recruiting members this month, is located in the ultra-station area of Yongdu Station on Gwangju Urban Railway Line 2, and is expected to benefit from the transportation advantages.


Constructed by Seohui Construction, ‘Cheomdan Metrocity Seohui Starhills’ will be built in Yongdu-dong, Buk-gu, Gwangju Metropolitan City, consisting of 5 buildings ranging from 3 basement floors to 37 floors above ground, with units sized between 59 and 84 square meters, totaling 560 households.


The complex is directly in front of Yongdu Station on Gwangju Urban Railway Line 2, which is targeted to open in 2024, promising a highly rare ultra-station location. Additionally, access to major roads such as Donggil-daero, Dongnim IC, Bukgwangju IC, and Honam Expressway is convenient, facilitating easy travel to other areas. Furthermore, the opening of the Honam Expressway connection to Cheomdan and the road linking Sangmu District and Cheomdan Industrial Complex is planned, which will greatly improve transportation conditions.


Rich living infrastructure is also notable, with schools, large marts, cultural facilities, and parks nearby. Within walking distance are Bonchon Elementary School, Yongdu Elementary School, Yongdu Middle School, and Jisan Middle School, as well as convenience and cultural facilities such as Lotte Mart, Gwangju Veterans Hospital, Gwangju Family Land, and the National Gwangju Museum. Residents can also enjoy natural environments like Yangsan Lake Park, Cheomdan Sports Park, and the Yeongsan River walking trail.


The complex will feature specialized community facilities for residents' convenience. Community facilities within the complex are designed considering residents’ movement flow, including pocket parks and fountain plazas that serve as resting spaces, as well as elevated walkways and exercise facilities for light exercise or walking. Leisure facilities such as a fitness center and a small library will also be established in the ancillary facilities below the complex.


Significant development projects near ‘Cheomdan Metrocity Seohui Starhills’ enhance its future value. The nearby Cheomdan 3 District, planned for development, covers an area of 3,616,853 square meters across Buk-gu and Gwangsan-gu in Gwangju. This area will include industrial sites featuring an AI-based science and technology startup complex, along with commercial zones and parks, making it a major hub for research and industry in Gwangju. Additionally, it is adjacent to large industrial complexes such as Gwangju Cheomdan Science Industrial Complex and Bonchon Industrial Complex, which is expected to attract a large influx of workers.


‘Cheomdan Metrocity Seohui Starhills’ allows home ownership without a subscription savings account. Since household heads directly form the association and bear construction costs, a reasonable sale price compared to surrounding market prices is expected, which is another advantage.


The complex has completed architectural and landscape reviews, and with over 95% of land ownership transferred (not just land consent), rapid groundbreaking and project progress are planned. Notably, Seohui Construction, experienced in housing association projects, is in charge of construction.


The promotional center for ‘Cheomdan Metrocity Seohui Starhills’ is scheduled to open in January.
