No Resale Restrictions or Residency Obligations... Sale Price '52 Million KRW per Pyeong' Highest in Songpa
[Asia Economy Reporter Kim Hyemin] For the first time in Korea, general sales will be conducted in a remodeled apartment complex.
On the 4th, Ssangyong Construction announced that general sales for 'Songpa The Platinum,' a remodeled version of Anam Apartment in Ogeum-dong, Songpa-gu, Seoul, will take place on the 11th.
This complex, the first household-increasing remodeling project, is being transformed through horizontal extension remodeling from the existing 2 buildings with 299 households ranging from basement level 1 to 15 floors above ground, into 2 buildings with 328 households ranging from basement level 3 to 16 floors above ground. Among these, 29 units, including 14 units of 65㎡ and 15 units of 72㎡, will be available for general sale.
Since the number of units for general sale does not exceed 30, the price ceiling system does not apply, and it is also exempt from the mandatory residence period of up to 3 years, the longest in Seoul. Anyone aged 19 or older can freely apply without a subscription savings account. After the contract, resale of the sale rights is permitted.
The sale price averages 52 million KRW per 3.3㎡. This is the highest price among apartments sold in Songpa-gu to date. The remaining 70% of the payment, excluding a 10% deposit and 20% interim payment, can be paid on the designated move-in date.
A Ssangyong Construction official said, "As the first remodeled apartment for general sale in the Gangnam area, the company's patented construction methods and new technologies have been concentrated in this project," adding, "As the number one remodeling constructor, we applied all the advanced technology and know-how accumulated so far."
Applications for subscription will be accepted online on the Ssangyong Construction The Platinum website on the 11th. Winners will be announced on the 12th through an online lottery. Move-in is scheduled for January 2024.
