Hyundai Engineering & Construction announced on the 8th that it has secured the construction rights for the remodeling project of Jamwon-dong Ah Apartment in Seocho-gu. With this order, Hyundai Engineering & Construction has increased its cumulative orders this year to 3.9632 trillion KRW, moving one step closer to joining the 4 trillion KRW club for the second consecutive year and achieving first place in maintenance projects for the third consecutive year.
The Jamwon-dong Ah Apartment Remodeling Housing Project Association held an extraordinary general meeting on the 7th to select a construction company and conducted a member vote on Hyundai Engineering & Construction’s sole bid as the preferred negotiation partner. Out of 554 votes, 540 were in favor (a 97.5% approval rate), finalizing Hyundai Engineering & Construction as the selected construction company.
Completed in 2002, Jamwon-dong Ah Apartment is located on a 29,715㎡ site at 157 Jamwon-dong, Seocho-gu, Seoul. It consists of eight residential buildings with two basement floors and 20 above-ground floors, totaling 991 households. The association was approved in August. The apartment has a floor area ratio (FAR) of 316%. If redeveloped, it would fall under the Category 3 General Residential Area, subject to Seoul city planning ordinances applying a standard FAR of 250% (maximum 300%), likely requiring a reduction in FAR. However, through the remodeling project, FAR regulations do not apply, allowing the construction of eight residential buildings with six basement floors and 23 above-ground floors, increasing the total to 1,127 households?an increase of 136 units.
Jamwon-dong Ah Apartment is located in an ultra-station area very close to Banpo Station on Seoul Subway Line 7 and within walking distance to the Express Bus Terminal Station, served by Lines 3, 7, and 9, making transportation extremely convenient. Additionally, the complex is right in front of lifestyle convenience facilities such as NewCore Outlet and Shinsegae Department Store, and it boasts excellent educational environments with Kyungwon Middle School, Banwon Elementary School, and Cheongdam High School (before 2023) all within walking distance.
Hyundai Engineering & Construction announced that it will apply its premium residential brand ‘THE H’ for the first time in a remodeling project, naming the complex ‘THE H LE HEAVEN’ with the concept of ‘Noble Sky of Gangnam.’ It plans to apply architectural design through collaboration with the world-renowned architectural firm SMDP, marking a first in remodeling projects.
The top floor space with a view of the Han River will feature a large sky community 140 meters long, offering panoramic views of the Han River. A 750-meter-long sky garden integrating the complex will be created to maximize the value of the complex. Around the sunken central area of the complex, indoor swimming pools, fitness centers, golf practice ranges, saunas, and libraries will be arranged to provide a one-stop, high-quality leisure lifestyle. Furthermore, to maximize the remodeling effect, all floor plans will include view-type windows and tray ceilings. Hyundai Engineering & Construction’s patented new technology for inter-floor noise reduction, the ‘H Silent Home System,’ which incorporates special materials that control vibration and impact, will be applied to the floor structure system to drastically reduce noise between floors.
Hyundai Engineering & Construction, which formed a dedicated remodeling organization in December last year and entered the remodeling business, secured the remodeling project for Suji Sinjeong Village 9 Complex in Yongin as a sole bidder in January this year. It has also won remodeling projects worth a total of 1.2157 trillion KRW this year, including ▲ Geumho Byeoksan Apartment in Seongdong-gu, ▲ Banpo MV Apartment in Seocho-gu, and ▲ Jamwon-dong Ah Apartment in Seocho-gu. Additionally, last month, it participated as the sole preferred negotiation partner in the bidding for remodeling construction rights for ▲ Sanbon Gaenari 13 Complex in Gunpo and ▲ Sinmyeong-Dongbo Apartment in Yeongtong, Suwon, and is expected to secure construction rights for remodeling projects worth 500 billion KRW within this month.
A Hyundai Engineering & Construction official said, "Since last year, we have proactively responded to the expanding remodeling market by establishing a dedicated organization and reinforcing professional personnel, steadily strengthening our capabilities. This has led to the achievement of being selected as the preferred negotiation partner in all remodeling projects we participated in this year." He added, "In addition to remodeling projects, we will continue to break records with additional orders such as Heukseok 9 District in Dongjak-gu and Gojan Yeonrip 3 District in Ansan, aiming to once again achieve the highest performance in history and accomplish the industry’s first three consecutive years of first place in urban maintenance projects."
