[Asia Economy Reporter Ryu Tae-min] Daebang Industrial Development announced on the 29th that it has officially started sales of ‘Pohang Convergence Technology Industrial Complex - Pentacity Daebang Elyum Prestige I·II,’ whose model house opened on the 18th.


This complex, located in Heunghae-eup, Buk-gu, Pohang-si, Gyeongsangbuk-do, consists of a total of 1,328 households with three types of exclusive areas: 84㎡, 116㎡, and 117㎡. The number of parking spaces is 2,403, which is 1.81 spaces per household, exceeding the legal parking requirement of 1.5 spaces per household.


‘Pohang Pentacity Daebang Elyum Prestige’ is located in a non-regulated area where pre-sale rights can be transferred (ownership registration transfer). Even for owners of two houses, a 1% acquisition tax applies, and mortgage loans are available with a maximum LTV of 70%.


This complex is backed by future-oriented industrial complexes such as bio and new drug industries and is situated in a metropolitan transportation station area including KTX Pohang Station.


The transportation conditions are also excellent. Once the Donghae Jungbu Line Pohang-Samcheok, scheduled to open in 2023, is completed, it will connect to the Donghae Line, linking Busan and Gangneung. Additionally, the Donghae Nambu Line Pohang-Ulsan, scheduled to open in December, will also be accessible. Donghae-daero and Yeongilman-daero are adjacent, and access to the Daegu-Pohang and Pohang-Ulsan expressways is convenient. The 7 National Road can be used via Seonggok IC, and the Pohang-Yeongdeok Expressway is scheduled to be completed in 2023.


A Daebang Group sales representative emphasized, “As this is Daebang Group’s first project in Pohang, the community facilities within the complex are diverse, befitting a landmark large-scale complex,” adding, “We have focused on residents’ hobbies and health by providing a fitness center, GX room, golf practice range, small library, book cafe, kids’ room, and more.”
