Gwacheon Development Announces Resident Recruitment for 174 Housing Units on the 25th
Gwacheon Woojeong Hospital No.1 Pilot Project... Momentum Grows for Long-Neglected Building Project
Special and General Supply Each 87 Units, Subscription Applications from December 6 to 9
[Asia Economy Reporter Kangwook Cho] A total of 174 private sale housing units will be supplied on the site of Gwacheon Ujeong Hospital, a representative long-term abandoned construction site.
Korea Land and Housing Corporation (LH) announced on the 28th that Gwacheon Development, an SPC corporation established for the development of the former Gwacheon Ujeong Hospital together with Boseong Construction, issued a resident recruitment announcement for 174 private sale housing units in Gwacheon Galhyeon on the 25th.
The Ministry of Land, Infrastructure and Transport started a long-term abandoned building maintenance project in 2015 to solve problems such as damaging urban landscapes and causing safety accidents, selecting Gwacheon Ujeong Hospital as a pilot project site, with LH taking the lead in promoting the project.
LH established Gwacheon Development, an SPC corporation with Boseong Construction, and was entrusted with the project implementer status by Gyeonggi Province. Since then, it has been working hard to successfully carry out the policy project, including establishing the long-term abandoned building pilot project plan in 2017, setting up the SPC and land compensation in May 2018, obtaining housing construction business approval in April 2019, and starting housing construction in August 2019.
The Gwacheon Ujeong Hospital maintenance project faced a crisis of suspension due to increased project losses caused by the application of the price ceiling system after construction started. However, under the goal of completing the government policy project, LH led close cooperation among related organizations such as the Ministry of Land, Infrastructure and Transport and Gwacheon City, and through collaboration with the joint investor Boseong Construction, the project was normalized and this sale was promoted.
The sale housing consists of four buildings with three basement floors and 20 above-ground floors, totaling 174 units. △ 88 units of 59㎡ type △ 86 units of 84㎡ type will be supplied, with the supply price averaging 644 million KRW for the 59㎡ type and 877 million KRW per unit for the 84㎡ type.
Among these, 87 units are special supply types for multi-child families and newlyweds, and 87 units are general supply types.
As of the resident recruitment announcement date (November 25, 2021), applicants must be 19 years or older residing in Gwacheon City or the metropolitan area, or a minor household head, and must meet the no-home ownership requirement. In case of competition within the same priority, those who have continuously resided in Gwacheon City for more than two years will be given priority.
The supply schedule is △ application submission (December 6?9) △ winner announcement (December 15) △ contract signing (December 27?30). Note that application submission dates differ by supply type such as special supply.
With well-established transportation networks and living infrastructure nearby, a high level of resident satisfaction is expected.
Using Gwacheon-Bongdam Expressway, the 2nd Gyeongin Expressway, and Gwacheon-daero, travel to Seoul and other areas is convenient. The Government Complex Gwacheon Station on Subway Line 4 is about a 10-minute walk from the complex. Additionally, the GTX-C line is planned, providing excellent transportation connectivity.
Moreover, it is adjacent to the central commercial district, Gwacheon City Hall, schools, and libraries, offering high convenience for daily life. Residents can enjoy a pleasant living environment with views of Gwanaksan, Cheonggyesan, and Maebongsan Mountains.
An LH official said, “This housing supply is a successful outcome of the Gwacheon Ujeong Hospital maintenance project, which was promoted as the first pilot project for long-term abandoned construction sites with suspended construction,” adding, “We hope the achievements of the pilot project will greatly help solve local community problems and promote ongoing long-term abandoned building maintenance projects.”
Meanwhile, a total of 36 projects, including three completed ones, have been selected and managed as pilot projects for long-term abandoned construction sites with suspended construction. LH is conducting projects at four sites: Gwacheon Ujeong Hospital, Geochang-gun lodging facilities, Sejong City apartment complex, and Jeungpyeong-gun apartment complex.
