Key Apartment Keywords in 2021: 'Corona', 'Seulsegwon', and 'Balmanchi'


[Asia Economy Reporter Jo Gang-wook] The main keywords in this year’s apartment market were found to be ‘Corona,’ ‘Seulse-gwon (commercial areas located near apartment complexes where residents can move around wearing slippers),’ and ‘Bal-mang-chi (noise from footsteps causing inter-floor noise).’ This is analyzed to be due to increased interest in the interior and nearby residential environment of apartments following the two-year COVID-19 pandemic situation.


On the 15th, real estate platform Zigbang analyzed 31,041 ‘Zigbang Resident Reviews’ written by residents living in apartment complexes using its application. According to the analysis, the keyword with the relatively highest mention rate this year was ‘Corona.’ ‘Corona’ recorded a mention rate 2.44 times higher than the average of last year. The second was ‘Seulse-gwon (2.38 times),’ and the third was ‘Bal-mang-chi (1.98 times).’ Following these were ‘Condition (1.87 times)’ and ‘Jun-sinchuk (1.78 times).’


When checking the quarterly mention rates of major keywords in 2021, ‘Corona’ recorded the highest mention rate of 3.0% in the first quarter of this year but has somewhat declined to 1.2% as of the fourth quarter. The mention rate of ‘Seulse-gwon’ has steadily increased, reaching 1.6% in the fourth quarter, higher than ‘Corona.’ ‘Bal-mang-chi’ saw a significant rise in mention rate in the fourth quarter, reaching 1.1%. Both ‘Seulse-gwon’ and ‘Bal-mang-chi’ are newly coined terms that began to be mentioned around last year and have since seen rising mention rates.


Words highly associated with the main keywords include, for ‘Corona,’ keywords related mainly to convenience facilities within the complex such as ping pong rooms, fitness centers, senior facilities, outdoor areas, and reading rooms ranked high. For ‘Seulse-gwon,’ keywords related to facilities in commercial areas near residential zones such as Seulse-gwon, financial institutions, fast food, Kookmin Bank, and food alley showed high correlation. Here, ‘Seulse-gwon’ refers to the presence of a Starbucks near the complex. ‘Bal-mang-chi’ showed high association with keywords related to inter-floor and wall noise issues such as vacuum cleaner, noisy, vibration, next door, and upstairs.


When examining the major keywords of 2021 by age group and gender of reviewers, it was found that mention rates of keywords like ‘Corona’ and ‘Seulse-gwon’ increased among those aged 30 and above, whereas in their 20s, keywords related to real estate investment such as ‘future,’ ‘development,’ and ‘good prospects’ saw a higher increase. This is interpreted as younger people in their 20s paying more attention to the recent rise in real estate prices and the characteristics of real estate as an investment asset, compared to those aged 30 and above who are homeowners and more interested in apartment complex facilities and living environments.


The frequent mention of the keyword ‘delivery’ in men over 50, men in their 30s, and women in their 40s in 2021 appears to reflect the increase in online shopping due to social distancing measures.


Ham Young-jin, head of Zigbang Big Data Lab, explained, “This analysis reflects the situation in 2021 where indoor or nearby residential area activities increased due to the spread of COVID-19 and social distancing.” He added, “Regarding the keyword ‘Jun-sinchuk,’ it can be interpreted that due to recent housing price increases and high subscription competition rates, demand has shifted from newly built apartment complexes to complexes that guarantee a certain level of residential comfort but are relatively affordable.”
