‘Pohang Pentacity Daebang Elyeum Prestige I·II,’ making its debut in Pohang Pentacity, is scheduled for sale in November.
‘Pohang Daebang Elyeum Prestige I, II’ consists of a total of 1,328 units in three types based on exclusive area: 84㎡, 116㎡, and 117㎡. The number of parking spaces is about 1.8 per household, securing ample parking space, which is about 1.5 times the legal parking requirement.
As the first Daebang Group apartment introduced in Pohang City, great effort has been made to enhance residents' convenience. Various community facilities such as a fitness center, GX room, golf practice range, small library, book cafe, and kids’ room will be applied, expected to be utilized for residents’ optimal hobbies and living infrastructure. Additionally, Daebang Group’s major advantage of applying a maximum 6.1m wide living room (based on the 84㎡ exclusive area) and maximizing usable area allows for even more convenient living.
Pohang Pentacity is a public housing site, and under the Housing Act, the resale restriction period for pre-sale rights is up to 3 years. However, since the construction period of this complex is expected to exceed 3 years, resale before moving in (before ownership transfer registration) is anticipated to be possible.
Being a non-regulated area, it is relatively free from restrictions such as subscription, loans, and resale. Unlike regulated areas, in the case of Pohang Pentacity Daebang Elyeum Prestige, anyone with a subscription savings account older than 6 months can apply regardless of whether they are the head of household or a household member. Regarding acquisition tax, in regulated areas, an 8% heavy tax is imposed when a single homeowner acquires an additional house, but even for two homeowners, only a 1% acquisition tax applies here.
The loan-to-value (LTV) ratio for mortgage loans is also lower in regulated areas where existing houses must be disposed of, whereas non-regulated areas have the advantage of avoiding such restrictions.
A construction company official stated, “Unlike Nam-gu, which is designated as a regulated area in Pohang City, Buk-gu is a non-regulated area, and with upcoming developments centered around the new residential belt in Heunghae-eup, quick-moving buyers are already securing their spots. Since this is a region with high demand, we will deliver value to homes through products that maximize residents’ convenience to meet expectations.”
