A residential and office complex will be supplied in Gwacheon, Gyeonggi Province. The main project is ‘Hillstate Gwacheon Cheongsayeok,’ being developed by Hyundai Construction in the Byeolyang-dong area of Gwacheon.
The complex will be built with 8 basement floors and 29 above-ground floors, consisting of 89 residential officetels, 58 neighborhood living facilities, and 266 section offices. The residential officetels will be located from the 19th to the 29th floor, all with a single exclusive area of 84㎡, and designed with a 4-bay slab-type layout.
Inside the officetels, space utilization has been enhanced by introducing an 'L'-shaped kitchen, master bedroom dressing room, and utility room. Bedrooms 2 and 3 can be chosen as either the ‘standard type’ or combined into an ‘integrated type.’ The ceiling height is maximized up to 2.85m (varies by type) through a recessed ceiling design, and home appliances such as kimchi refrigerator, dishwasher, 3-burner induction cooktop, washing machine, dryer, and clothing care system are provided free of charge at a full-option level.
Floors 5 through 18 are designed as section offices, suitable for startups and venture companies as office spaces, with balconies provided free of charge as service areas to increase usable space. The neighborhood living facilities will be located from the 1st to the 4th floor above ground.
Additionally, the complex is adjacent to Government Gwacheon Cheongsa Station on Subway Line 4, with planned transportation developments including the GTX-C line (scheduled) and the Gwacheon-Wirye Line (planned). The GTX-C line will reduce travel time to Samsung Station to about 7 minutes, and the Gwacheon-Wirye Line will shorten travel time to Gangnam Station to around 20 minutes. The opening of the Gwacheon-Isu complex tunnel (targeted for completion in 2026) is expected to alleviate traffic congestion.
Nearby public institutions such as Gwacheon City Hall, Gwacheon Police Station, and Fire Station are concentrated in the area, providing a strong demand base for civil servants and related workers seeking proximity to their workplaces. Convenient infrastructure such as E-Mart within walking distance, as well as Gwacheon Citizens’ Hall and Gwacheon Central Park, are also nearby.
A sales official stated, “Located at the core of the GTX-C line, this residential and office complex is attracting attention due to its abundant hinterland and floating population.” He added, “Especially as it is developed as residential officetels, anyone can apply without a subscription savings account, and there are no resale restrictions, increasing interest among demand groups.”
