Hillstate Brand Apartments Presented in Busan Nam-gu, Where New Apartments Are Rare
[Asia Economy Reporter Kangwook Cho] Hyundai Engineering announced on the 14th that it will offer 'Hillstate Daeyeon Central' for sale in November.
The complex, located at 1536-12, Daeyeon 6-dong, Nam-gu, Busan Metropolitan City, is being built through the Daeyeon 2 District housing reconstruction project. It consists of 5 buildings ranging from 2 basement floors to a maximum of 28 floors above ground, with a total of 449 units sized between 59 and 84㎡. Among these, 144 units excluding those allocated to union members will be available for general sale.
The number of units by exclusive area is △59㎡ 55 units △74㎡ 87 units △84㎡ 2 units, all of which are small to medium-sized units under 85㎡, which are highly preferred by buyers.
One-stop living complex with prime school and subway access
The complex offers a one-stop living location with convenient access to educational, transportation, convenience, and green infrastructure facilities. Right in front of the complex is Yeonpo Elementary School, a prime school within walking distance without crossing a major road. The area boasts excellent educational infrastructure with nearby Haeyeon Middle School, Busan Tax High School, Busan Central High School, and the largest entrance exam academy district near Namcheon Station.
As an apartment near Motgol Station (Nam-gu Office) on Busan Metro Line 2, it offers convenient access to major areas of Busan. Various bus routes passing in front of the complex and nearby road networks such as Suyeong-ro and Beonyeong-ro enable fast and convenient travel within and outside Busan.
Improved urban transportation convenience is also expected with the upcoming opening of Busan Metro Line 6 (Oryukdo Line). The Oryukdo Line, Korea's first catenary-free low-floor tram, connects Gyeongsung University-Pukyong National University Station near the project site to Oryukdo Station and was included in last year's Busan city metro network plan. The total length is 5.15 km, with a 1.9 km section from Gyeongsung University-Pukyong National University Station to Igidae Station (Igidae Entrance Samgeori) scheduled for priority opening in 2023, and an additional 3.25 km section from Igidae Station to Oryukdo Station under further review.
Convenience facilities are abundant. Nearby public institutions such as Busan Nam-gu Office, Nam-gu Health Center, and Southern Education Support Office are close by, and cultural facilities like Busan Cultural Center and Busan Museum are easily accessible. It is also convenient to use the commercial district around Gyeongsung University and Pukyong National University, a representative university area in Busan. Additionally, the surrounding green spaces such as Hwangnyeongsan Mountain, UN Sculpture Park, and Gwangalli Beach provide a pleasant residential environment.
Nam-gu Daeyeon-dong with high future value due to active housing maintenance projects
The area of Daeyeon-dong, Nam-gu, Busan, where the complex is located, is emerging as a new residential town due to active housing maintenance projects. Within a 1 km radius of the project site, projects such as Daeyeon 2 Reconstruction, Daeyeon 2 Redevelopment (completed), Daeyeon 3 Redevelopment (relocation and demolition), Daeyeon 4 Redevelopment (completed), Daeyeon 7 Redevelopment (completed), and Daeyeon 8 Redevelopment (association establishment approved) have either completed sales or entered early stages. Once these maintenance projects are completed, along with Hillstate Daeyeon Central, a new residential belt of approximately 13,000 units will be formed.
A Hyundai Engineering official said, "Nam-gu Daeyeon-dong, where Hillstate Daeyeon Central is located, is becoming a new residential area in Busan with high future value as the residential environment improves through active housing maintenance projects. In particular, it is a prime school and subway-accessible complex with high residential preference, and as a branded apartment introduced in an area with scarce new apartments, it is expected to attract significant interest from housing buyers."
