[Asia Economy Reporter Onyu Lim] Seoul Housing and Communities Corporation (SH) announced on the 24th that it will recruit residents for a total of 758 households and 492 preliminary residents across 77 complexes, including the new supply of Godeok Gangil 13 Complex and the Gangil, Magok, and Sinnae 3 Districts.
This supply targets 336 newly constructed households by SH Corporation and 422 remaining vacant units in existing complexes caused by resident move-outs and contract cancellations. The new supply consists of 336 households in Godeok Gangil 13 Complex, including 209 priority supply units, 96 general supply units, and 31 units for the residentially vulnerable.
The re-supply of remaining vacant units in existing complexes due to resident move-outs and contract cancellations targets 422 households across 77 complexes including Gangil, Magok, and Sinnae 3 Districts.
Starting with this supply, SH Corporation is introducing a new method for selecting preliminary tenants for national rental housing. Unlike the previous process which required new resident recruitment announcements and related procedures whenever vacancies occurred, preliminary tenants will now be assigned immediately to shorten the time until move-in. The total number of preliminary tenants being recruited this time is 492 households.
Applicants must be members of a household without a home residing in Seoul as of the resident recruitment announcement date (24th), with a household monthly average urban worker income of 70% or less, total household assets of 292 million KRW or less, and a household-owned vehicle value of 34.96 million KRW or less.
For housing units under 50㎡ (exclusive area), applicants with a monthly average income of 50% or less will be given priority in case of competition, and the first priority condition is residence in the relevant autonomous district or adjacent district. For housing units 50㎡ or larger, ranking is determined by the number of payments made to the Housing Subscription Savings, with the first priority condition requiring at least 24 payments.
Priority supply targets are provided to qualified applicants in 24 categories including the elderly, disabled, those supporting elderly parents, newlyweds, and single parents with children under 6 years old.
Subscription applications for priority and first-rank applicants will be accepted from the 5th of next month until October 8th, and for lower-rank applicants until the 20th. To prevent the spread of COVID-19 and ensure applicant safety, applications will be accepted only via internet and mobile. However, postal applications will also be accepted for applicants who have difficulty using the internet, such as the elderly and disabled. If the number of first-rank applicants exceeds 300% of the supply units, applications from lower-rank applicants will not be accepted.
Document screening and announcement of successful applicants will be held on October 29th and March 3rd of next year, respectively, with move-in available from April 2022.
Meanwhile, to prevent the spread of COVID-19, no separate on-site open houses or model houses will be operated. Instead, SH Corporation will provide electronic pamphlets containing complex layouts and floor plans, as well as a cyber model house, through its website.
