[Asia Economy Reporter Hwang Sumi] A 30-pyeong jeonse contract was signed for 2.5 billion KRW in Seongdong-gu, Seoul. The subject of this transaction is "Trimage" in Seongsu-dong, known to be home to numerous celebrities, sports stars, and chaebols.
This is the first case where a 30-pyeong jeonse contract exceeded 2.5 billion KRW. With this, "Trimage" became the highest-priced apartment nationwide based on the same pyeong jeonse standard.
According to the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system on the 19th, a jeonse contract for an exclusive area of 84㎡ (38th floor) at "Trimage" in Seongsu-dong 1-ga, Seongdong-gu, Seoul, was signed on the 3rd for 2.5 billion KRW. This is 50 million KRW higher than the previous highest price of 2.45 billion KRW (47th floor) transacted in June.
"Trimage" is a luxury residential-commercial complex completed in 2017, consisting of 4 buildings and 688 households. This apartment is adjacent to the Han River, offering excellent views, and is famous as a residence for celebrities. In particular, it has attracted more attention as it is known to be owned by BTS's J-Hope, Girls' Generation's Taeyeon and Sunny, and soccer player Son Heung-min.
This transaction is also the first case of a 2 billion KRW range (based on exclusive 84㎡) jeonse contract outside the Gangnam area. Since the opening of the 2 billion KRW jeonse era with the first transaction at 2 billion KRW at "Acro River Park" in Banpo-dong, Seocho-gu in November last year, transactions in the 2 billion KRW range have only occurred in the Gangnam area until now.
As of this day, a total of 10 apartment complexes, including "Trimage," have had jeonse contracts exceeding 2 billion KRW. Except for "Trimage," all are located in Seocho-gu and Gangnam-gu, and most are newly built apartments occupied after 2015.
"Acro Riverview" in Jamwon-dong, Seocho-gu, which was traded for 2.4 billion KRW (22nd floor) in June, is the second highest jeonse price following "Trimage," and "Acro River Park" in Banpo-dong, Seocho-gu, which first opened the "2 billion jeonse era," was contracted for 2.3 billion KRW (34th floor) this month.
Meanwhile, the Ministry of Land, Infrastructure and Transport reported that ultra-high jeonse transactions exceeding 2 billion KRW in deposit increased more than ninefold from 45 cases in 2015 to 412 cases last year over five years.
