Daewoo E&C announced on the 16th that it will sell units of 'Singil AK Prugio' in Singil-dong, Yeongdeungpo-gu, Seoul, this coming October.
Singil AK Prugio is a residential-commercial complex located at 255-9 Singil-dong, Yeongdeungpo-gu, Seoul, consisting of five buildings ranging from five basement floors to 24 above-ground floors, with a total of 392 units: 296 urban lifestyle housing units with a net area of 49㎡ and 96 officetel units with a net area of 78㎡, along with neighborhood living facilities.
The complex is mainly composed of urban lifestyle housing units. These are primarily located in key urban areas such as station zones and are optimized for one- to two-person households. Since they are classified as housing, balconies can be installed like in apartments, and the internal floor plans are similar.
The entry barrier is lower compared to apartments. No subscription savings account is required, and anyone aged 19 or older can apply. Winners are selected by lottery rather than a point system, and there are no restrictions on re-winning or mandatory residence. Additionally, the officetel units, consisting of fewer than 100 units (96 units), have no resale restrictions, which is expected to attract strong interest from investors.
The complex is within walking distance of Singpung Station on Seoul Metropolitan Subway Line 7 and Yeongdeungpo Station, served by Seoul Subway Line 1 and KTX. This provides convenient commuting access to business districts such as Yeouido, Guro, and Gasan Digital Complex. Large shopping and cultural facilities like Yeongdeungpo Times Square, Hyundai Department Store, Shinsegae Department Store, E-Mart, and Lotte Department Store are also nearby.
The upcoming opening of the Sinansan Line double-track railway nearby is expected to bring transportation benefits. The Sillim Light Rail (scheduled for 2022) and Nangok Light Rail (scheduled for 2025) are also planned.
Nearby parks include Singil Neighborhood Park, Yeongdeungpo Park, Boramae Park, and Saetgang Ecological Park. Numerous schools such as Daebang Elementary School (Innovation Elementary), Dorim Elementary, Wooshin Elementary, Daeyoung Elementary, Middle, and High Schools, and Yeongsin High School are within walking distance for students.
The complex is primarily oriented southward to maximize views and minimize light interference, with wide spacing between buildings to enhance openness and privacy protection. Generous storage spaces such as pantries and dressing rooms are designed to improve space utilization. Additionally, the ground level separates vehicle and pedestrian pathways, creating a car-free park-style complex.
