KCC Construction Opens Cyber Model House for 'Gwangmyeong First Switzen' on the 27th Gwangmyeong First Switzen Perspective Rendering



[Asia Economy Reporter Ryu Tae-min] KCC Construction announced on the 27th that it will open a cyber model house for ‘Gwangmyeong First Switzen,’ supplied in the Gwangmyeong New Town area of Gwangmyeong-si, Gyeonggi-do, and begin full-scale sales.


This officetel, located at 344 Gwangmyeong-dong, Gwangmyeong-si, will be built with a total of 275 units, ranging from 45 to 62㎡ in exclusive area, spanning from 5 basement floors to 13 above-ground floors. By type, based on exclusive area, there are ▲45㎡A1 with 55 units ▲45㎡A2 with 22 units ▲48㎡A3 with 11 units ▲49㎡A5 with 11 units ▲49㎡A7 with 11 units ▲50㎡A4 with 66 units ▲50㎡A6 with 44 units ▲55㎡B1 with 11 units ▲59㎡B2 with 11 units ▲62㎡B3 with 11 units ▲50㎡C1 with 11 units ▲61㎡C2 with 11 units, all configured as 2-room layouts.


Applications will be processed by groups: Group 1 (45㎡A1, 45㎡A2, 48㎡A3, 49㎡A5, 49㎡A7, 50㎡A6, 50㎡A4), Group 2 (55㎡B1, 59㎡B2, 62㎡B3), and Group 3 (50㎡C1, 61㎡C2), totaling three groups. Notably, there is no application deposit, and each individual can apply for all three groups simultaneously.


Anyone aged 19 or older can apply regardless of home ownership or subscription to a housing subscription savings account. The selection will be conducted by 100% lottery, with no restrictions on re-winning. To reduce the financial burden on contract holders, the down payment will be split into two installments, with the first installment fixed at 10 million KRW. The intermediate payment (60%) will also be offered interest-free.


Gwangmyeong First Switzen is a high-end officetel unique to KCC Construction, featuring differentiated products. It implements a luxury hotel-style bathroom (dry and wet separation) with separate washbasin and shower spaces, and finishes such as ceramic panels, rock panels, and porcelain tiles (some as paid options) typically seen in premium residential products.


A fully furnished living space with high convenience is planned, including built-in hybrid cooktops, electric ovens, premium range hoods, and washing machines as standard. The layout consists of a kitchen, living room, bathroom, and two rooms that can replace an apartment, maximizing storage space by utilizing gap spaces.


For residents’ healthy hobbies, a fitness club and rooftop garden as a rooftop resting space will be provided. A bubble cafe, a laundry and drying space for a clean and comfortable daily life, will also be established.


As a security-specialized officetel equipped with advanced systems, it features a facial recognition one-pass system, 4-megapixel CCTV, unmanned security system, advanced digital door locks, intrusion detection system at unit entrances, and remote meter reading system.


A sales official stated, “As the first Switzen brand complex located in the prime area of Gwangmyeong New Town, it will be developed as a differentiated high-end residential complex unique to KCC Construction. It is a product with all units having a 2-room layout that can replace apartments, and with the recent sharp rise in Gwangmyeong apartment prices, high interest from actual buyers is expected.”


The application period is from the 2nd of next month to September 3rd via the website. Winners will be announced on September 4th, and official contracts will be signed from the 5th to the 8th.


Move-in is scheduled for May 2024.
