[Asia Economy Reporter Kangwook Cho] Korea Land and Housing Corporation (LH) announced on the 16th that it will supply 692 units of national rental housing in Block A-15 of Osan Segyo 2, located near Sansi Tap-dong, Osan-si, Gyeonggi-do.
The national rental housing to be supplied this time consists of a total of 692 units: △206 units of 26㎡ type, △31 units of 29㎡ type, △231 units of 37㎡ type, and △224 units of 46㎡ type.
The supply is divided into priority supply and general supply based on applicant qualifications, with 555 units for priority supply and 137 units for general supply. Among the general supply units, 60 units are designated for housing vulnerable groups such as the elderly to live safely.
Rental conditions for the 37A type (exclusive area 37㎡) are a rental deposit of 19 million KRW and a monthly rent of approximately 209,000 KRW. By utilizing the conversion deposit system to increase the rental deposit to 44 million KRW, the monthly rent can be significantly reduced to about 84,000 KRW.
Applications are possible for households without home ownership as of the announcement date (August 10), with urban worker household monthly average income at or below 70%, total asset value at or below 292 million KRW, and automobile value at or below 34.96 million KRW. Based on 70% of the urban worker monthly average income, the limit is 4,368,364 KRW for a 3-person household and 4,965,944 KRW for 4-5 person households. For a single-person household, the income must be 90% or less, and for a two-person household, 80% or less of the monthly average income.
For ‘general supply,’ priority is given to households with urban worker monthly average income at or below 50%, and if there are remaining units, they are supplied to households with income at or below 70%.
In case of competition, the first priority is residents of Osan-si, the second priority is residents of Hwaseong-si and Pyeongtaek-si, and residents are selected by adding scores based on the number of minor children, applicant’s age, and number of dependents.
‘Priority supply’ is available for newlyweds, multi-child families, and national veterans, while ‘housing for vulnerable groups’ can be applied for by elderly persons aged 65 or older and persons with disabilities. Detailed eligibility requirements must be confirmed in the resident recruitment announcement.
The supply schedule is as follows: △Application period (August 23?27) △Announcement of document submission candidates (September 6) △Document submission (September 9?16) △Announcement of successful applicants (December 7) △Contract signing (December 20?23), with move-in scheduled for March next year.
Applications can be made through the LH Application Center website or the LH Application Center mobile app. However, on-site applications are available only for elderly persons aged 65 or older and others who have difficulty using the internet. On-site applications are accepted at LH Osan Project Team, 36, Gyeonggi-daero 761beon-gil, Osan-si, Gyeonggi-do.
The A-15 block being supplied this time is the first national rental housing to be supplied in Osan Segyo 2 District. It is located near Osan IC on the Gyeongbu Expressway (3.4 km), National Road No. 1 (2.4 km), Osan Station Complex Transfer Center (2 km) where subway, train, and intercity buses can be used, and SRT Dongtan Station (8.4 km) in Dongtan 2 District.
Additionally, residents can use convenience facilities such as hospitals and large marts in the old town near Osan Station and Osan Segyo 1 District. Nearby are Osancheon walking trail (1 km), Osan Malgeumteo Park (1.5 km), and Mulhyanggi Arboretum (3.3 km).
