Accepting Resident Proposals for Identifying Urban Public Housing Complex Project Sites Until the 25th... Requires Over 10% Consent from Landowners in the Area... Submit Required Documents to Urban Planning Department for Station Areas, Housing Department for Low-Rise Residential Areas
[Asia Economy Reporter Park Jong-il] Jungnang-gu (Mayor Ryu Kyung-gi) announced that it is accepting resident proposals to discover candidate sites for the urban public housing complex project until the 25th.
The 'Urban Public Housing Complex Project' is a project that supplies housing through high-density development led by public institutions, targeting areas such as station zones and low-rise residential areas.
When the project is promoted, various incentives such as increased floor area ratio and deregulation can be received in the relevant area.
The district has been discovering candidate sites independently so far, but this time plans to actively reflect residents' opinions through the resident proposal process.
The project types are divided into Residential-Commercial High-Density Districts (station zones) and Housing Supply Activation Districts (low-rise residential areas). Station zones must be within a 350m radius of the station and have an area of 5,000㎡ or more, while low-rise residential areas must be 10,000㎡ or more and meet certain aging criteria.
Residents wishing to propose a project must obtain consent from more than 10% of landowners within the relevant area and submit the required documents to the Housing Division for low-rise residential areas or the Urban Planning Division for station zones by the 25th.
Detailed information such as submission forms can be found on the Jungnang-gu Office website.
After reviewing the appropriateness of the proposed areas considering local conditions, the district plans to submit suitable candidate sites to the Ministry of Land, Infrastructure and Transport by the 31st. If two-thirds of landowners agree within one year after the area is designated as a planned district, the project can proceed.
Ryu Kyung-gi, Mayor of Jungnang-gu, said, "We ask residents who wish to participate in the project to submit their opinions within the designated period," and added, "We will strive to supply quality housing and contribute to residential stability through the development of aging areas with difficult development conditions."
In May, the district selected a total of five sites as project candidates: ▲ Jungnang Station station zone ▲ Sagajeong station zone ▲ Yongmasan Station station zone ▲ Near Yongma Tunnel in Myeonmok-dong ▲ Near Sangbong Terminal in Myeonmok-dong. Approximately 4,177 housing units are expected to be supplied when the project is promoted.
