One of the biggest factors influencing the formation of premiums in the housing market is the improvement of transportation networks. When transportation conditions improve, accessibility to other areas is greatly enhanced, making movement more convenient due to increased accessibility, which in turn helps secure a floating population and raises housing prices in the area.
Yangpyeong-gun, Gyeonggi-do, is also showing an overall upward trend in the land market. In this area, from January to May this year, 11,329 parcels of pure land excluding buildings were traded. This is about a 63.5% increase compared to the same period last year (6,931 parcels). This is analyzed as an expectation of improved transportation environment that will significantly shorten travel time to Seoul.
Yangpyeong recently passed a preliminary feasibility study in April for a highway construction project stretching 27 km from Songpa-gu, Seoul to Yangpyeong. The currently under-construction Metropolitan Area 2nd Ring Expressway (Yangpyeong-Hwado section) and the Yangpyeong-Icheon Expressway are scheduled to open at the end of 2020 and the end of 2025, respectively.
An industry insider said, “Through road projects, accessibility to Seoul has greatly improved, heating up the real estate market centered on housing and land in the area. Among these, some places are offering townhouse sales, and some are expected to develop residential complexes, increasing expectations for development benefits. In the metropolitan area, since accessibility to Seoul is important, securing such locations can positively affect both residential satisfaction and market prices.”
One of the places in Yangpyeong-gun attracting attention due to transportation benefits is the Aston River Village townhouse.
Aston River Village is located on a countryside housing site where the Namhan River and Yongmunsan Mountain meet. It offers a glimpse of future value by allowing residents to experience both a clean natural environment with quick access to the city and convenient urban infrastructure simultaneously.

A sales representative said, “Due to its rarity as the last waterfront area in Yangpyeong, it has high residential and future investment value. There is active inquiry due to the large-scale residential complex development nearby and the benefit of being the biggest beneficiary area upon Yangpyeong’s city status upgrade.”
