Suwon Yeongtong, Which Curbed Housing Prices in 10 Seoul Districts, Offers New Sales Including 'Hanwha Forena Suwon Woncheon'

The average apartment sale price in Yeongtong-gu, Suwon City’s traditional affluent area, has surpassed the prices of 10 districts in Seoul. This is attributed to the concentration of transportation benefits and the presence of ‘Samsung Digital City,’ the largest research complex in the country and known as the heart of Samsung Electronics.


‘Yeongtong-gu, Suwon City’ Challenging House Prices in Seodaemun-gu, Seoul


According to the Korea Real Estate Board, the average apartment sale price in Yeongtong-gu, Suwon City, was recorded at 654.5 million KRW last month. This represents a 1.8% increase from the previous month (642.31 million KRW) and a 16.3% rise compared to the same month last year (562.5 million KRW).


The average apartment sale price in Yeongtong-gu in June exceeded those of 10 districts in Seoul, including Gangseo-gu. While Gangseo-gu’s average apartment sale price was consistently higher than Yeongtong-gu’s from January 2012 to May this year, in June it fell to 649.35 million KRW, lower than Yeongtong-gu.


Additionally, Yeongtong-gu easily surpassed the average apartment sale prices of 10 Seoul districts such as △Eunpyeong-gu (635.51 million KRW) △Seongbuk-gu (622.4 million KRW) △Guro-gu (593 million KRW) △Gwanak-gu (558.84 million KRW) △Geumcheon-gu (538.56 million KRW) △Gangbuk-gu (530.84 million KRW) △Nowon-gu (514.91 million KRW) △Jungnang-gu (476.45 million KRW) △Dobong-gu (455.95 million KRW). Now, the gap with Seodaemun-gu’s average apartment sale price (672.65 million KRW) is narrowing, and Yeongtong-gu is even eyeing the house prices in Seoul’s central districts.


Reasonable Sale Prices Compared to Sale Price per 3.3㎡


Despite the rising average apartment sale prices in Yeongtong-gu, the average sale price per 3.3㎡ of newly supplied apartments on the market is actually at a reasonable level compared to the sale prices. This means that purchasing newly supplied apartments can yield significant ‘capital gains’ when resold in the future.


According to Real Estate 114, as of last year, the average apartment sale price per 3.3㎡ in Yeongtong-gu was 22.78 million KRW, but the average sale price per 3.3㎡ of newly supplied apartments was about 23.3% cheaper at only 18.49 million KRW. The ‘Yeongheung Park Prugio Park Bien’ apartments, supplied in September last year, also had an average sale price per 3.3㎡ in the 18.9 million KRW range.


Considering that Yeongtong-gu hosts the country’s largest research complex and Samsung Digital City, along with concentrated transportation benefits, there seems to be no reason to hesitate to use subscription savings accounts for newly supplied apartments in Yeongtong-gu offered at reasonable prices.


In particular, the planned establishment of Woncheon Station (scheduled for 2026, Dongtan?Indeogwon double-track railway) on the Dongtan?Indeogwon Line is underway, which is expected to further shorten the distance between Yeongtong-gu, Seoul’s city center, and the southwestern Gyeonggi region.


Due to these advantages, interest in newly supplied apartments in Yeongtong-gu, Suwon City, continues to grow. A notable new supply apartment is Hanwha Construction’s ‘Hanwha Forena Suwon Woncheon,’ scheduled for sale in August. This will be the first supply complex in Yeongtong-gu, Suwon City, this year.


Noteworthy New Supply Complex ‘Hanwha Forena Suwon Woncheon’


Hanwha Construction’s ‘Hanwha Forena Suwon Woncheon’ is an apartment complex to be built in Ilwon, Suwon City, Gyeonggi Province, consisting of two buildings from basement level 2 to ground level 20, with a total of 157 households of exclusive areas 68㎡ and 84㎡.


‘Hanwha Forena Suwon Woncheon’ is located in an optimal position that embraces Samsung Digital City and Yeongheung Park, allowing residents to enjoy the double living zones of Gwanggyo and Yeongtong.


The complex is adjacent to Samsung-ro and within walking distance to Samsung Digital City for commuting. Especially, Yeongheung Park, which is about 70 times the size of a soccer field (over 500,000㎡), is located right in front of the complex, offering a pleasant forest bathing experience right at the doorstep.


About 3 km in a straight line from the complex is the administrative and legal town including Gyeonggi Convergence Town in Gwanggyo New Town, which is 99% complete. Therefore, ‘Hanwha Forena Suwon Woncheon’ provides access to various lifestyle convenience facilities in Gwanggyo, including Suwon Convention Center, the new Gyeonggi Provincial Government building (scheduled for completion in September), Gyeonggi Library, Galleria Department Store Gwanggyo Branch, and Lotte Outlet Gwanggyo Branch.


Additionally, nearby facilities include Homeplus Woncheon Branch, Lotte Mart Yeongtong Branch, Megabox Yeongtong, public health center, and libraries, providing diverse living infrastructure.


Key roads in Yeongtong-gu such as Samsung-ro, Jungbu-daero, Maeyoung-ro, and Yeongtong-ro surround the complex, and access to Gyeongbu Expressway and Yongin-Seoul Expressway is convenient via Suwon Singal IC, Heungdeok IC, and Dong Suwon IC. Future improvements in transportation convenience are also expected with the planned establishment of Woncheon Station on the Dongtan?Indeogwon Line (scheduled for 2026).


Within walking distance are Wonil Elementary School, and nearby are Wonil Middle School, Maewon High School, and Cheongmyeong High School, along with various school districts and academies, making ‘Hanwha Forena Suwon Woncheon’ stand out as a prime location within Yeongtong-gu.


In addition, Hyundai Construction and Daewoo Construction are also planning new supplies in Yeongtong-gu in the second half of the year.
