The Sangmu District in Seo-gu, Gwangju, has been finally selected as a leading project site for the ‘Urban Convergence Special Zone,’ energizing the local real estate market. With large-scale job creation expected, nearby complexes are anticipated to fully enjoy the premium of proximity between residence and workplace.
In December last year, the Ministry of Land, Infrastructure and Transport designated an 850,000㎡ area in the Sangmu District as the leading project site for the Urban Convergence Special Zone. This zone is an innovative mixed-use space combining workplaces, living spaces, recreational and educational facilities, modeled after the Pangyo 2nd Techno Valley to attract companies and young talents.
The Gwangju Metropolitan City announced plans to establish a Corporate Growth Support Center, an Innovation Venture Town, AI drone projects, autonomous vehicle complexes, and 5G-based ICT industry zones in the area. Upon completion, it is expected to create 10,000 innovative jobs and attract a large influx of population.
Once the Urban Convergence Special Zone is completed in 2025, the demand for housing in the area is expected to increase significantly as companies and talents gather. However, since 85% of the apartments in Seo-gu, where Sangmu District is located, are aged over 11 years, interest in newly supplied complexes is expected to grow even more.
An industry insider stated, “Pangyo, the original model of the Urban Convergence Special Zone, has seen continuous population inflow based on excellent jobs, and now its market prices are comparable to those in Seoul’s Gangnam area. Especially recently, as more workers value work-life balance, housing demand is expected to concentrate on new apartments with close proximity to workplaces.”
Meanwhile, interest is focused on a popular brand apartment supply near the Sangmu District, where the Urban Convergence Special Zone is being developed. This is ‘Hyosung Harrington Place Sangmu Station,’ supplied by Jinheung Enterprise Co., Ltd. and Hyosung Heavy Industries Co., Ltd.
‘Hyosung Harrington Place Sangmu Station,’ scheduled for sale in August, will be built in Seo-gu, Gwangju Metropolitan City, consisting of 7 buildings ranging from 2 basement floors to a maximum of 20 floors above ground, with a total of 373 households and exclusive areas of 84 and 119㎡.
The complex is expected to maximize synergy effects with its prime location near the Urban Convergence Special Zone and excellent transportation environment.
