Popular Knowledge Industry Center with Successful Sale Closure Influences Commercial Facilities... 'Hyundai Terra Tower DMC' Commercial Facilities Gain Development Benefits from Tenant Demand, Boosting Future Value
As various real estate regulations benefit commercial facilities, the popularity of commercial spaces within complexes that have successfully launched their sales is soaring. Commercial facilities located in complexes with strong sales performance or those that sold out quickly are highly valued for investment stability due to verified location and future value.
Commercial facilities within knowledge industry centers, which have recently emerged as promising investment destinations, also gain popularity depending on the success of previously sold knowledge industry centers. Since they share the location with knowledge industry centers that closed sales with high interest, they offer excellent investment value in terms of product quality and future prospects. Additionally, these facilities can include tenants within the complex as internal demand, and when located near residential complexes, the influx of residents can help form a commercial district, drawing even more attention.
An industry expert stated, “Commercial facilities within complexes with high sales performance tend to attract more attention than standalone shopping centers due to the high recognition gained from prior sales success,” adding, “With the spread of a culture to solve shopping and leisure needs nearby due to COVID-19, more investors are turning their eyes to conveniently accessible commercial facilities within complexes.”
Accordingly, ‘Hyundai Terra Tower DMC,’ which recorded a successful and rapid sales closure and has begun supplying commercial facilities, is also attracting attention. Constructed by Hyundai Engineering, the knowledge industry center ‘Hyundai Terra Tower DMC’ has drawn demand with excellent product quality in the Goyang Hyangdong District, where various developments are expected to increase value, and this interest is anticipated to extend to the commercial facility supply as well.
‘Hyundai Terra Tower DMC’ fully enjoys the favorable location conditions praised during the knowledge industry center sales. With the regional advantage of being close to Seoul’s Mapo-gu and Eunpyeong-gu and major transportation development projects underway, the area's value is expected to rise further. Once all transportation projects are completed, the activation of population inflow is likely to significantly expand the underlying demand.
Currently, the Goyang Line Hyangdong District Station (scheduled for completion in 2029, approximately 900m away, based on Naver Maps) and the Gyeongui-Jungang Line Hyangdong Station (scheduled to open in 2024, approximately 2.2km away, based on Naver Maps) are underway. Additionally, the nearby Changneung New Town development will provide convenient access to GTX-A Line Changneung Station (scheduled for completion in 2026, approximately 2km away, based on Naver Maps).
Moreover, the area will benefit from the World Cup Bridge crossing the Han River (scheduled to open in August 2021). These public transportation and road network expansion projects are expected to interact with the already established transportation infrastructure, including Gangbyeonbuk-ro, Olympic-daero, Gayang Bridge, and Seongsan Bridge.
As for complex demand, it houses a total of 1,236 units within the knowledge industry center, and the surrounding underlying demand is solid. Apartment complexes such as Goyang Hyangdong A1 Apartments (832 units), Goyang Hyangdong A3 Apartments (1,059 units), DMC Harrington Place (1,521 units), and DMC Joongheung S-Class (951 units) are located around the complex. Including these, the Hyangdong District has about 8,900 households, and nearby knowledge industry centers have about 2,200 units as underlying demand. With the development of Changneung New Town, demand is expected to gradually increase in scale.
Themed and specialized designs to enhance customer attraction also draw attention. The facility reflects zoning designs with a kids’ theme and New York-style ambiance, expected to receive high approval not only from office workers but also from nearby family residents. The first floor of the complex will be decorated with a kids’ park, ground fountains, and walking paths.
‘Hyundai Terra Tower DMC’ is located in Goyang City’s Hyangdong District and operates a model house in Eunpyeong-gu, Seoul Special City.
