Seoul City Holds Urban Planning Committee Meeting and Approves Revised Detailed Development Plan
[Asia Economy Reporter Kim Hyemin] The former CJ factory site in Gayang-dong, Gangseo-gu, Seoul, will be transformed into a complex facility equipped with knowledge industry centers, office, and retail facilities.
On the 28th, Seoul City held the 13th Urban and Architectural Joint Committee and announced on the 29th that it had approved the revised detailed development plan for the CJ factory site in the 92-1 area of Gayang-dong. The site is located near Yangcheon Hyanggyo Station on Subway Line 9, with a site area of 112,587㎡. The city designated this site as a district unit planning zone in 2012 for systematic development.
This district unit plan change and detailed development plan establishment were made following a proposal from Inchang Development, the landowner. Inchang Development purchased the site from CJ CheilJedang at the end of 2019 for about 1 trillion won.
Accordingly, the site will house office facilities and knowledge industry centers ranging from 7 basement floors to 14 above-ground floors. Retail and neighborhood living facilities will be installed on the lower floors. The plan also includes leaving buffer space between roads and buildings and utilizing public open spaces to create an open environment. The detailed plan will be finalized after architectural review and other procedures.
A Seoul City official said, "This will help expand necessary local facilities such as parks and parking lots," adding, "It is also expected to serve as a support role for the Magok district."
