Private Rental Housing Market Booms Amid Regulatory Tightening... 'Daejeon Dongil Suite Reverse Sky 2nd Complex' for Sale

10-year private rental housing, which is highly popular nationwide among actual users, is gaining attention. As housing prices soar and subscription competition rates skyrocket due to regulations affecting Seoul, the metropolitan area, and other major cities, demanders are gradually seeking alternatives.


While some are favoring residential officetels or urban lifestyle housing, which are relatively less affected by regulations, recently launched private rental housing projects have received enthusiastic responses from demanders, causing a rush to close out.


Private rental housing offers various benefits aligned with policies to supply housing to the middle class and stabilize housing prices, significantly reducing the burden on demanders. First, residents can live at reasonable rents compared to the market for 10 years, and after 10 years, there is the advantage of conversion to ownership, allowing them to live as if in their own home.

No subscription savings account is required, ownership of other housing is irrelevant, and anyone aged 19 or older can apply regardless of their residential area. Furthermore, there are no resale restrictions, making it a highly attractive investment product.


In fact, private rental apartments supplied this year recorded competition rates in the triple digits, gaining more popularity than last year. From May 28 to 31, Moonjang Construction’s ‘Anjung Station GNHaim Stay’ conducted online pre-subscription, receiving a total of 238,804 applications over three days for 834 units, resulting in a competition rate of 286 to 1. Earlier, Moa Construction Industry Co., Ltd. and Hyerim Construction’s ‘Shin Asan Moa Elga Vista Phase 2’ in Asan, Chungnam, recorded an average competition rate of 186.73 to 1. The success of these complexes is notable as they are located in provincial cities rather than the metropolitan area or major cities, indicating that this phenomenon is spreading nationwide, including provincial cities, not limited to the metropolitan area or major cities.


Real estate experts commented on these subscription results, stating, “Due to repeated regulations and the burden of securing housing, the explosive demand concentration for private rental housing is expected to continue for some time,” adding, “Moreover, with the added burden of loans, the paradigm of home ownership is changing.”
