‘Hillstate Chogok’ Available for Resale, Official Contracts from 26th to 30th

‘Hillstate Chogok,’ which recorded a competition rate of up to 20.09 to 1 and generated intense subscription enthusiasm, will conduct official contracts for five days from Monday, July 26 to Friday, July 30.

‘Hillstate Chogok’ is supplied throughout Pohang City and consists of 18 buildings ranging from 2 basement floors to 29 above-ground floors. The complex includes a total of 1,866 units, making it the largest complex in Chogok, with 145 units of 59㎡A, 89 units of 59㎡B, 17 units of 59㎡C, 301 units of 74㎡A, 99 units of 74㎡B, 112 units of 74㎡C, 101 units of 76㎡, 558 units of 84㎡A, and 444 units of 84㎡B based on exclusive area.

‘Hillstate Chogok’ attracted attention even before its sale as a large-scale brand complex representing Chogok. It is evaluated to have met consumers’ expectations not only with its large-scale size but also with excellent product quality. All units are designed mainly facing south, which is advantageous for lighting and ventilation, and residents can enjoy unobstructed views. The landscaping plan includes abundant greenery, resting areas, and themed parks, creating a pleasant complex environment. The community facilities reflect changing lifestyles and residential cultures, offering a high-end fitness center with a private PT room and GX room, a golf practice range, sauna, clubhouse, kids caf?, and private offices for telecommuting.

The 59㎡A type introduces an innovative 4-bay layout rarely seen, with storage cabinets in the bedrooms and corridors and a walk-in dressing room, paying close attention to storage space. The 75㎡A and 84㎡A types apply designs that enhance storage with a pantry and large dressing room in the 4-bay layout, adding convenience and allowing for spacious use of space. Additionally, the entrance door, which is usually offered as a paid option in other complexes, is provided free of charge as an automatic sliding door by expanding the entrance middle door. High-end basic finishing materials such as porcelain tile art walls in the living room and engineered stone for kitchen walls and sink countertops are applied to further increase consumer satisfaction. Moreover, kitchen cooktops (3-burner induction or hybrid cooktop), variable walls in bedrooms 1 and 2 (selectable integrated or separated), and master bedroom dressing tables (standing or sitting type) can be chosen as free options according to lifestyle.

The pleasant natural environment is also a point of pride. A small stream flows south of the complex, and several neighborhood parks, including natural green spaces, small parks, and children’s parks, are established around the complex, allowing residents to enjoy walks, rest, and unobstructed views for a comfortable daily life. Chogok, which will be completed as a residential area with about 8,000 households in the future, offers abundant infrastructure such as commercial and neighborhood living facilities nearby. Through the nearby KTX Pohang Station, it takes about 35 minutes to Dongdaegu Station and about 2 hours and 30 minutes to Seoul Station. Pohang IC, National Route 7, and National Route 28 are adjacent, enabling fast and convenient travel not only to downtown Pohang but anywhere nationwide. The opening of the Pohang-Ulsan Expressway has further enhanced transportation convenience.

Furthermore, the additional establishment of elementary schools within the Chogok district, which had been steadily raised due to overcrowding at Chogok Elementary School, has recently become visible, allowing young children to safely commute on foot. The new elementary school (tentatively named Choseo Elementary School) is scheduled to begin construction in March 2022, aiming to open in 2024 when ‘Hillstate Chogok’ residents move in.

Since Pohang Buk-gu was excluded from the regulated area designated in December last year, it is an apartment that can enjoy the advantages of a non-regulated area, allowing resale immediately after contract without resale restrictions. This is one of the reasons why it attracts high interest from both actual buyers and investors.

In addition, the sales conditions are excellent. The first installment of the contract payment is a fixed amount (10 million KRW), reducing the initial burden on contract holders, and the entire intermediate payment (60% of the total sale price) is provided as an interest-free loan, further easing the financial burden on residents.

From Wednesday the 14th to Thursday the 22nd, document submission for winners will be conducted at the model house set up at the project site, and official contracts will be carried out for five days from Monday the 26th to Friday the 30th.
