Seoul City Changes Zoning from Type 2 General Residential and Semi-Residential to General Commercial
Up to 36 Floors Above Ground in 3 Buildings
Private Rental Company Headquarters to Be Established
[Asia Economy Reporter Kim Hyemin] The Sampo Energy site in Jeungsan-dong, Eunpyeong-gu, adjacent to Sangam Digital Media City (DMC) Station in Seoul, will be developed into a complex district.
On the 21st, Seoul City held the 9th Urban Planning Committee meeting and announced on the 22nd that the proposed change of land use for Special Planning Zone 10 within the district unit planning area around Susaek and DMC stations was approved as originally planned.
The Sampo Energy site at 223-15 Jeungsan-dong is currently a developable site used as an LPG charging station and warehouse site. The detailed development plan was decided through the Urban and Architecture Joint Committee review in May, and the land use zone was revised in this review. With the approval of the Urban Planning Committee, the land use zone of the site will change from the existing Type 2 General Residential Area and Semi-Residential Area to a General Commercial Area.
Three buildings with a maximum height of 36 floors above ground will be constructed on the site. They will be filled with corporate headquarters, private rental housing, and retail facilities. Among them, office facilities such as the corporate headquarters will occupy one building up to the 29th floor, and rental housing will be built as two buildings with 35 and 36 floors above ground, comprising 299 households.
According to the public contribution plan related to the site development, the road along Susaek-ro will be expanded, and cultural facilities such as a multicultural museum will be established. Additionally, a pedestrian network will be installed in connection with the DMC Station railway station complex plan and the development of Sangam residential district zones 13 to 15.
A Seoul city official said, "Through complex development in the northwestern area, it is expected to contribute not only to housing supply but also to expanding the employment base and revitalizing the local commercial district."
