Daewoo E&C announced on the 25th that it will conduct post non-priority subscription applications for the 'Sewoon Prugio Hericity' apartment complex located at 151-1, Inhyeon-dong 2-ga, Jung-gu, Seoul.
'Sewoon Prugio Hericity' is being constructed as a mixed-use residential complex in Sewoon Redevelopment Promotion District (hereinafter Sewoon District) Block 6-3-4, consisting of a total of 614 small-sized residential units from 9 basement floors to 26 above-ground floors. Excluding rental housing, 293 urban lifestyle housing units on floors 16 to 26 were supplied last year, and the current supply consists of the remaining units among 281 apartments on floors 4 to 15.
According to sales officials, the 'Sewoon Prugio Hericity' apartments received an average subscription rate of 29:1 in the first-priority local subscription held in May. However, due to disqualified units and indiscriminate subscriptions, so-called 'blind subscription demand' resulting in winners giving up their units, post non-priority subscription is being conducted.
The post non-priority subscription units total 68, distributed by housing type and exclusive area as follows: 24A with 24 units, 24C with 3 units, 28A with 25 units, 29A with 15 units, and 29C with 1 unit.
Meanwhile, the non-priority subscription for 'Sewoon Prugio Hericity' must strictly adhere to eligibility requirements following the strengthened Housing Supply Regulations revised on May 28. Subscription eligibility requires applicants to be residents of Seoul as of the announcement date, be adults with all household members listed on the resident registration certificate as non-homeowners, and not be subject to subscription restrictions such as re-winning bans.
A sales official stated, "Before applying, applicants must verify on the subscription website whether they are subject to subscription restrictions such as re-winning bans, and confirm their registered residential area and non-homeowner status on the resident registration certificate."
The sale price of 'Sewoon Prugio Hericity' apartments is set at an average of 29.06 million KRW per 3.3㎡ under the price ceiling system. There is high interest from actual demand groups seeking proximity to work, including office workers commuting to companies within the Four Great Gates of Seoul and professionals working in the city center.
Nearby apartments with an exclusive area of about 33㎡, such as Gyeonghuigung Xi Complex 4, Deoksugung Lotte Castle, and Namsan Lotte Castle Iris, are listed on Naver Real Estate for sale at prices ranging from 700 million to 850 million KRW. In comparison, the 28A type non-priority units of Sewoon Prugio Hericity are priced competitively at around 350 million to 430 million KRW.
The post non-priority subscription will be conducted through the Korea Real Estate Board's subscription website, with the subscription period from June 30 (Wednesday) to July 1 (Thursday). The announcement of winners will be on July 7 (Wednesday), and contracts will be signed on July 15 (Thursday). Contracts will be conducted at the Prugio model house located at Exit 1 of Maebong Station.
