The reconstruction project of Bukgajwa 6 District, a complex located in the ultra-station area near Seoul Seodaemun-gu DMC (Digital Media City) Station, is drawing industry attention as it approaches the selection of a construction company. Bukgajwa 6 District is a reconstruction project of approximately 2,000 single-family housing units conducted through a trust method, with the construction company scheduled to be selected in August 2021.
The Bukgajwa 6 District association and the project agent, Korea Land Trust, held a site briefing at the association office at 3 p.m. on the 21st, and plan to close the bidding at 3 p.m. on July 14. The bid deposit is 50 billion KRW, which must be paid in cash by the bid deadline, and the final construction company will be selected by vote at the general meeting of association members in August.
At the site briefing, major construction companies such as Lotte Construction, DL E&C, and GS Construction, which have shown great interest in the project, attended, anticipating a fierce bidding competition.
Lotte Construction is gaining expectations among association members by proposing to create a differentiated complex through the ‘DMC SIGNATURE PROJECT’ linked with the Sangam DMC Lotte Shopping Mall and DMC Station development projects promoted by Lotte Shopping. DL E&C is focusing on promotion with the slogan "Only One," based on its number one record in trust method projects, while GS Construction is leveraging its brand power and actively holding briefing sessions.
Bukgajwa 6 District is located in an ultra-station area directly adjacent to DMC Station, where Line 6, the Gyeongui-Jungang Line, and the Airport Railroad pass, offering excellent accessibility to central Seoul business districts such as Yeouido and City Hall. With major developments such as the Sangam DMC Lotte Shopping Mall, purchased by Lotte Shopping and scheduled to begin construction next year, and the DMC Station development project jointly promoted by Lotte Shopping and Korail, it is expected to become a station-area residential facility that enjoys the premium of a large-scale complex shopping mall.
Meanwhile, the Bukgajwa 6 District reconstruction project covers an area of 104,656 square meters in Seodaemun-gu and plans to build 1,970 apartment units in 22 buildings with 24 floors above ground, along with auxiliary facilities. After the designation of the maintenance district in May 2014 and approval of the association establishment in February 2020, the project is currently preparing to select a construction company.
