GTX-C Line Ultra-Prime Location Yangju Hoecheon New Town G Square, Rising Interest Due to Increasing Resident and Floating Population

Last year, the nationwide investment return rate for collective commercial complexes recorded an average annual rate of 5.4%, surpassing the returns of many financial products including fixed deposits. As a result, investors' attention is increasingly drawn to commercial properties, considered safe investment options. However, recent investors analyze properties from various perspectives such as location, marketability, and future value before making investments. The blind investment behavior seen in the past is now rarely observed.


Despite this, there is a commercial complex attracting significant investor interest. Located in the heart of Hoecheon New Town, Yangju-si, Gyeonggi-do, with a prime location near Deokgye Station, Hoecheon Central Arista is the main attraction. Floors 5 through 24 consist of a total of 97 residential units (100% exclusive 84㎡ type) in a mixed-use apartment complex, while floors 1 through 4 house the commercial facility G Square, designed with an open structure on all four sides.


Nearby, the Yangju Technovalley, a high-tech manufacturing specialized complex covering approximately 300,000㎡, is scheduled to begin construction in 2022. Upon completion, the Technovalley is expected to host around 1,900 companies and 18,000 workers, making it a location with abundant demand from the surrounding workforce. Additionally, the ultra-prime location near Deokgye Station further enhances the value of the commercial facilities. Moreover, the confirmed GTX-C line will enable access to the Gangnam area within 20 minutes. Road network improvements are also planned in stages. The expanded National Road No. 3 and Sejong-Pocheon Expressway will be easily accessible, and the extension of Line 7 and the opening of the Metropolitan Area 2nd Outer Ring Expressway are scheduled for 2023.


Hoecheon New Town has approximately 24,000 households and a fixed population of about 60,000, along with a surrounding industrial complex workforce of about 130,000 workers and floating population using the Deokgyecheon Riverside Park, making it a golden block location in the central commercial district capable of absorbing all these demands.


A local real estate official stated, “Recently, Hoecheon District has many scheduled development benefits. The high expectations stem from the influx of workers from the Yangju Technovalley, to be completed in 2025, and the Hoecheon Urban High-Tech Industrial Complex, to be completed in 2023.” He added, “Especially, G Square’s four-sided open commercial design offers overwhelming location advantages.”


Regarding the commercial facilities within the complex, the sales contract conditions are also favorable. At the time of contract, only a 10% deposit is required, and 40% of the intermediate payment can be made through interest-free loans. The remaining 50% is paid upon completion, minimizing the financial burden on the contract holders. This is considered the best sales contract condition within the Hoecheon District and has become a hot topic.


The model house for Hoecheon Central Arista and G Square is preparing to open in June in Yangju-si, Gyeonggi-do.
