Knowledge Industry Center near Yangcheon Hyanggyo Station on Line 9, 'Nollaum Magok' for Sale in June

Knowledge Industry Center near Yangcheon Hyanggyo Station on Line 9, 'Nollaum Magok' for Sale in June

The scarcity value of knowledge industry centers located in prime areas near subway stations in Seoul is increasing.


Despite high corporate demand due to excellent transportation networks and accessibility, the supply is insufficient compared to demand. Knowledge industry centers near subway stations often have well-established road networks centered around the stations, offering the advantage of reducing time and costs associated with logistics movement.


Additionally, convenience facilities and infrastructure around the stations are well-equipped, enhancing the satisfaction of employees of tenant companies due to an excellent working environment.


As a result, knowledge industry centers with subway station access show strong performance in the sales market. For example, ‘GIDC Gwangmyeong Station’ supplied in the Gwangmyeong area of Gyeonggi Province was completely sold out within about a month, thanks to the subway station premium.


On the other hand, in downtown Seoul subway station areas, the sites available for building construction are limited and most supplies have already been completed. Therefore, newly launched knowledge industry centers receive higher interest from both actual users and investors.


Amid this, the knowledge industry center ‘Nollaum Magok,’ which allows simultaneous use of Yangcheon Hyanggyo Station on Seoul Subway Line 9 and Magoknaru Station, a transfer station between Line 9 and the Airport Railroad, is newly launched and attracting high interest from companies.


‘Nollaum Magok,’ located in Gangseo-gu, Seoul, is planned as a complex knowledge industry center with 281 units of knowledge industry center space and 22 commercial units, spanning from 5 basement floors to 12 above-ground floors with a total floor area of approximately 30,000 square meters.


This knowledge industry center secures a highly scarce subway station location. First, Yangcheon Hyanggyo Station on Line 9 is within a 10-minute walk, and it benefits from a ‘double station area’ location by also being able to use Magoknaru Station, an express stop on Line 9. The ‘golden line’ Line 9 provides convenient access to major business districts such as Gangnam and Yeouido, and using the express at Magoknaru Station allows entry to Gangnam within 30 minutes.


Nearby, not only subway stations but also road traffic networks are well established, offering excellent accessibility in all directions. Access to and from Olympic-daero, which runs through Seoul, is convenient, providing outstanding access to all of Seoul and the metropolitan area. Additionally, entry to Gonghang-daero via Geumsin-ro is smooth, facilitating easy travel to Gimpo Airport and Incheon Airport.


Moreover, Magok-dong, where ‘Nollaum Magok’ is located, is a core area expected to create synergy effects with advanced industries as it hosts the ‘Magok District,’ a cutting-edge business special zone leading Korea’s 4th industrial revolution innovation growth. Unlike general industrial complexes, Magok District is an R&D complex established for research and development purposes, housing major conglomerates such as Lotte, LG, Kolon Nexen, and various companies with R&D centers, attracting significant corporate interest centered around Magok-dong. Nearby, there are multiple development benefits including the MICE complex ‘LE WEST,’ about twice the size of COEX in Samseong-dong, and the CJ CheilJedang complex.


Right in front of the complex is a large-scale botanic park (Seoul Botanic Park) spanning approximately 500,000 square meters, adjacent to the Magok Reservoir Ecological Park within Seoul Botanic Park. Employees can take walks in the park during spare time after lunch or refresh themselves by getting some fresh air during work hours. Gungsan Neighborhood Park and Gyeomjae Jeongseon Art Museum are also nearby, making it an optimal location for enjoying cultural and leisure activities.


Within the complex, innovative spaces will be provided where employees can cultivate creative ideas. A business lounge that can be used as meeting rooms, seminar rooms, and reception rooms will be established, and various community facilities such as a rooftop garden and outdoor terraces for relaxation will be specialized. Some offices will offer panoramic views of Seoul Botanic Park and the Han River. From basement level 5 to basement level 3, shared warehouses, pantries, and shower rooms for residents’ convenience will also be arranged.


Meanwhile, as a non-residential product, knowledge industry centers allow free resale of pre-sale rights, and tenant companies can receive various tax reduction benefits such as acquisition tax and property tax exemptions. Value-added tax refunds are also available for new purchases. Additionally, since tenant companies tend to operate their businesses by leasing for long periods once settled, stable rental income is expected.


The promotional center for ‘Nollaum Magok’ will be located in Gangseo-gu, Seoul, and will operate by appointment. The expected move-in date is December 2023.
