Green Premium Expanded to Knowledge Industry Centers

The popularity of knowledge industry centers equipped with green spaces is increasing.


Previously, knowledge industry centers located near subway stations were highlighted for their benefits in reducing transportation costs and providing convenience for employees' commuting. However, with the rapid increase of one-person businesses and small-scale companies mainly composed of younger generations, the trend is changing. As experiences accumulate showing that employee satisfaction improves in pleasant environments, corporate demand for knowledge industry centers with green spaces is growing. According to the '2020 Quality of Life Report' released by Statistics Korea last March, satisfaction with the 'green environment' ranked first at 58.7%.


In particular, the rarity value of knowledge industry centers that include large parks within urban areas is evaluated even higher. In city centers where it is difficult to experience natural environments, having large parks, rivers, mountains, and other green spaces not only enhances comfort but also secures views, thereby increasing employee work satisfaction.


According to a sales official, "Due to the influence of a pleasant work environment and rarity, the value of green spaces is gradually increasing in the office real estate market, including knowledge industry centers. Green spaces that help improve employee work satisfaction act as an important factor when choosing to invest in knowledge industry centers, and if excellent transportation networks are also available, the rarity value will be even higher."

Green Premium Expanded to Knowledge Industry Centers

Construction companies are also introducing knowledge industry centers near large parks or green spaces such as rivers and mountains, allowing tenants to enjoy both green premiums and locational advantages in line with this trend.


Lotte Construction plans to sell the knowledge industry center "Nollaum Magok" located in Gangseo-gu, Seoul. The complex will have 5 basement floors to 12 above-ground floors, with a total floor area of about 30,000㎡, consisting of 281 knowledge industry center units and 22 support facilities. Right in front is a large-scale botanic park (Seoul Botanic Park) of about 500,000㎡, and it adjoins the Magok Yusuji Ecological Park within the Seoul Botanic Park, allowing workers to take light walks after lunch. Gungsan Neighborhood Park and Gyeomjae Jeongseon Art Museum are also nearby, providing an optimal location for cultural and leisure activities. Additionally, some offices offer panoramic views of Seoul Botanic Park and the Han River. Within walking distance is Yangcheon Hyanggyo Station on Seoul Subway Line 9, and Magoknaru Station, a transfer station between Line 9 and the Airport Railroad, is also accessible.


Hyundai Engineering plans to sell "Hyundai Terra Tower Guri Galmae" in Guri-si, Gyeonggi-do. The complex will have 2 basement floors to 10 above-ground floors, with a total floor area of approximately 103,805㎡, and will be developed as a mixed-use knowledge industry center combining knowledge industry center units and commercial facilities. Nearby is Hyupdong Park, and the complex will include public green resting areas to allow tenants to enjoy a pleasant natural environment. Both Byeollae Station and Galmae Station on the Gyeongchun Line subway are accessible.


In Namyangju-si, Gyeonggi-do, TL Sambo is constructing "Dasan Hangang Premier Gallery." The complex will have 3 basement floors to 7 above-ground floors, with a total floor area of 64,948㎡, consisting of 665 knowledge industry center units and 73 commercial facilities. Next to the complex is Goindol Park, and the Han River is about 1 km away, allowing some offices to have views of the Han River. Access to Gangbyeonbuk-ro and Olympic-daero is convenient via Suseok IC.


In Byeollae, Namyangju, Gyeonggi-do, Hyundai Construction is building "Hyundai Greenery Campus Byeolgaram Station." The complex will have 2 basement floors to 15 above-ground floors, with a total floor area of 79,490㎡, and will be composed of section offices, manufacturing types, and commercial facilities by type. Deoksongcheon Stream flows right in front, and several neighborhood parks including waterfront parks are installed along the stream, with walking trails provided. Some offices offer views of Bulamsan Mountain.
