Popular Income-Generating Real Estate with Low Regulatory Barriers: 'Saenghwal Sukbak Siseol' Daewoo E&C 'Sewoon Prugio Gravity' Perspective View


As regulations on the housing market continue to tighten day by day, the income-generating real estate market is seeking new investment destinations, drawing attention to lifestyle lodging facilities, which are 'regulation-free zones.' With strengthened regulations including officetels, previously representative income-generating real estate products, being counted as housing units, demand is concentrating on lifestyle lodging facilities that allow both accommodation and long-term stays.


In particular, lifestyle lodging facilities supplied in major central business districts (CBD) of Seoul such as Euljiro, Gangnam, and Jamsil are attracting young and rich demand from single or two-person households by enhancing services to hotel-level quality and designing spaces that feel close to a 'home.'


Additionally, since various needs such as business, business trips, and tourism converge in urban areas, newly launched products are expected to engage in fierce competition in terms of design and services.


The biggest advantage of lifestyle lodging facilities is that, unlike apartments, resale of pre-sale rights is possible and they are free from loan regulations. Also, no subscription savings account is required, and they are not subject to comprehensive real estate tax, nor are they counted as housing units, allowing avoidance of heavy capital gains tax and acquisition tax. This is analyzed as an optimal product for buyers tired of the recently intensifying real estate regulations.


Accordingly, the public subscription for 'Lotte Castle De Mer,' launched in March in the Busan Port North Port redevelopment area, was highly popular, closing all types with an average competition rate of 356 to 1. This complex became famous by securing sea views as a super high-rise landmark with a maximum height of 213m, creating high-end community facilities, and offering hotel-style concierge services.


Consequently, high-end lifestyle lodging facilities are being launched in major urban centers nationwide. This month, Daewoo E&C’s lifestyle lodging facility 'Sewoon Prugio Gravity' will be launched in the representative central business district of Euljiro. Following 'Sewoon Prugio Hericity,' which recently closed its first priority subscription with an average competition rate of 23 to 1, this is the second supply in the Sewoon Redevelopment Promotion District (hereinafter Sewoon District) this year.

It is constructed from 4 basement floors to 21 above-ground floors. Floors 1 to 5 are commercial spaces, and floors 6 to 21 consist of a total of 321 lifestyle lodging units with exclusive areas ranging from 23 to 46㎡. Residents can enjoy luxurious hotel-style lobbies, fitness centers for physical training, study cafes, meeting rooms, and other high-quality community facilities.


A sales official stated, "In the case of lifestyle lodging facilities, when supplied in major urban centers where business, tourism, and culture converge, a specific demand base is strongly formed, and since they are free from real estate regulations, their preference among income-generating products is increasing."
