The optimal conditions for companies to settle in are infrastructure and location. The excellent infrastructure and workforce demand of national industrial complexes, which have well-balanced transportation, logistics, and connectivity, can create synergistic effects with numerous surrounding companies from the perspective of operating a business.
In fact, knowledge industry centers supplied in areas with abundant demand and excellent locations have shown outstanding sales performance. The ‘Grand City Signature Tower’ in Ansan, Gyeonggi-do, which was sold in October last year, was fully leased early. It is located within the ‘Ansan Smart Alliance,’ recognized by investors as a new business belt in southern Ansan, equipped with infrastructure, and is evaluated as having both hinterland demand and proximity between residence and workplace.
Meanwhile, the largest national industrial complexes in South Korea?Ansan, Banwol, Siwha, and MTV industrial complexes in Gyeonggi-do?are preparing to supply the ‘Ansan KDT Knowledge Industry Center Convergence Facility.’
This facility consists of two basement floors and 14 above-ground floors, comprising industrial and support facilities. The industrial facility is Knowledge Industry Center Room 201, while the support facilities include 496 officetel units, 52 neighborhood living facilities, and 6 office units, realizing Ansan’s first residential-commercial mixed-use knowledge industry center.
Additionally, it is the first in the Banwol National Industrial Complex to combine industrial facilities with residential and support facilities. Typical knowledge industry centers have restrictions on the ratio of support facilities, making it difficult to create a work-residence matching environment. However, through a zoning change to a mixed-use area, Ansan’s first large-scale officetel complex with 469 units was introduced within the knowledge industry center, distinctly differentiating it as a residential-commercial mixed-use knowledge industry center.
With differentiated features from existing knowledge industry centers, customized specialized designs for demanders, and the locational advantage of being near a subway station, it continues to attract significant interest from investors and end-users.
Specialized designs prioritizing the convenience of tenant companies were applied by complementing the shortcomings and enhancing the strengths of other knowledge industry centers. A high floor height (6m) allows efficient space utilization, and the building’s drive-in system and 8m wide ramps enable entry of 5-ton cargo trucks.
The manufacturing factory-type knowledge industry center features specialized designs such as hanger doors and door-to-door systems, allowing vehicles to enter rooms directly for cargo loading and unloading. Furthermore, the office-type knowledge industry center’s specialized design accommodates various advanced industries, including information and communication, knowledge-based industries, and research and development facilities, fostering a cluster effect between R&D and production facilities. Individual heating and cooling systems are applied in the office-type knowledge industry center.
The ‘Ansan KDT Knowledge Industry Center Convergence Facility’ is implemented as a national project under the Industrial Complex Structural Advancement Project. This project aims to renovate aging industrial complexes by diversifying, advancing, and specializing resident industries, strengthening support functions for workers and companies, maintaining and upgrading industrial infrastructure and public facilities, promoting corporate attraction, and enhancing tenant companies’ competitiveness. The total project cost is 1.4137 trillion KRW. So far, 28 projects, including hotels, residential convenience facilities, the Smart Hub P&P Center, and Human Eco Town, have been completed.
The Banwol, Siwha, and MTV National Industrial Complexes cover a total area of 41,995,000㎡, harmonizing transportation, logistics, infrastructure, and corporate support facilities. Currently, 19,582 companies are tenants, employing over 250,000 workers. Production output reaches approximately 64 trillion KRW, and export performance nears 104 trillion KRW. As the largest scale in the country, the number of tenant companies is 15 times that of Pangyo Techno Valley. Additionally, tax reduction benefits are provided when companies relocate. If companies or factories move from Seoul or nearby overpopulated control zones to Ansan, they receive corporate tax and other tax reduction benefits.
Among the support facilities of the ‘Ansan KDT Knowledge Industry Center Convergence Facility,’ the officetels are completely differentiated from existing dormitories in knowledge industry centers. The design retains the advantages of dormitories while addressing their shortcomings.
Unlike dormitories, officetels can be leased to anyone with a rental contract and allow free relocation. They also enable jeonse (key money deposit) loans, which are not possible in dormitories, and allow individual cooking, maximizing user convenience. The units are small-sized, suitable for single-person households with a net area of 22㎡, and equipped with fully built-in systems such as refrigerators, washing machines, air conditioners, and various living convenience facilities to maximize residential convenience for actual users.
Currently, there is no new supply of officetels within the Banwol Industrial Complex, and with abundant hinterland demand within the complex, investors can expect stable returns. The complex will include a fitness room, unmanned parcel lockers, rooftop garden, public open park, and electric vehicle charging facilities.
The neighborhood living facilities are also noteworthy. With fixed worker and residential demand secured simultaneously, they are designed to operate 24 hours a day, regardless of weekends, weekdays, day, or night, matching consumption patterns.
This facility is located in the ultra-station area of Won-si Station on the Seohae Line, making travel to Seoul and other regions convenient. The opening of the Incheon?Ansan section of the Metropolitan Area 2nd Ring Expressway is scheduled, and rapid access is possible via Namansan IC and Seoansan IC to the Pyeongtaek?Siheung Expressway and Yeongdong Expressway.
