[Asia Economy Reporter Moon Jiwon] The Ministry of Land, Infrastructure and Transport and the Korea Real Estate Board announced on the 3rd that they are recruiting buildings eligible for the '2021 Small-scale Building Performance Verification Pilot Project' until the 9th.


Small-scale buildings are voluntarily managed for safety and energy performance by owners or tenants, but professional performance inspections and improvements are not easy.


Compared to medium and large buildings that are systematically managed by professional managers, it is also difficult to verify objective information about the performance or condition of the building during sales or lease transactions.


Accordingly, the Ministry of Land, Infrastructure and Transport and the Korea Real Estate Board plan to select 100 small-scale buildings as targets for the 'Small-scale Building Performance Verification Pilot Project' and provide the owners (managers) of the buildings with a 'Building Performance and Condition Verification Report' prepared by building management experts free of charge.


This verification report is a document prepared by experts who inspect the building's structure, fire safety, and energy performance to confirm the building's performance and condition, similar to the performance and condition inspection records used in automobile sales.


The eligible targets are small-scale buildings (with a total floor area of less than 1000㎡) such as detached houses (including multiplex and multi-family houses), commercial buildings, and facilities for the elderly and children, which have been completed for more than 5 years and require building management.


Um Jeonghee, Director of Building Policy at the Ministry of Land, Infrastructure and Transport, said, "We will continue to expand policies related to performance inspection and management of relatively vulnerable small-scale buildings by utilizing data accumulated through the pilot project."
